What a gift the small routines are.
Coffee in the dark at four a.m. The dog looking at the door. A pair of small shoes left on the mat by the youngest. The Bible open on the cushion where you left it last night. The dishwasher humming through the rinse cycle. The wife still asleep upstairs. A magpie on the fencepost watching you watch him.
If you are not careful you will miss all of it. You will miss the whole thing. You will miss the fox kits staring at you from the drainpipe at the edge of the yard because you are somewhere else in your mind doing a rain dance, hoping God is going to come later with something better than this.
He is not on his way.
He is already here. He is at the kitchen sink with you while you rinse the Corelle plates the kids gave up on. He brought His glory with Him and He did not tell anybody cuz He did not want the perfect-theology crowd to start selling tickets.
His glory is a dog with his chin on your foot.
His glory is the fight you had with your wife last Thursday and the peace that came back on Saturday without either of you knowing exactly where it came from.
His glory is the fellowship-hall potluck where three of the dishes are casseroles made with the same can of cream of mushroom and nobody talks about it.
His glory is the Sunday School class of six kids who think it is normal that one old guy shows up every week to read them stories about Noah.
His glory is the single woman in her fifties who is not bitter about any of it anymore, who has made a quiet life for herself, who is freer than most married men I know.
His glory is the test result that came back clean. And the one that did not, and the kitchen sink that kept holding you up while you figured out what to do next.
I was twelve when I picked up the Book and He has been in the room ever since. Yes I have issues, for real. But I am forty-five now and I am starting to get a grasp of how wide His love is, and I can only feel it here, in the present, at the sink, with the water running.
Stop scanning the horizon for the next big thing God is going to do.
Rinse the plate.
He is here.

@BowTiedBroke The multi insects thermacell tabs are the only thing that keeps noseeums away. Relentless.

For mosquito control while hunting or camping, this is what I have found to be most effective. Thermacell. They make a variety of products.

@BowTiedBroke I just need a small solution for when we're in our front yard or camping, like a small bottle

@degiap01 @MetsGirl333 We’re on the same side. No I’m not happy I’m disgusted as I am every year. Lot of blame to go around but I think Cohen has held up his end of the bargain to this point. LGM
English

@The_Angry_Mahi @MetsGirl333 Don’t know how long you actually been following the team 50 years OK but I’ve also been following the team even a little bit longer than that also covered them briefly with the media and have been going to games whole life. I am a big fan and knowledgeable just passionate
English

Serious question because I’m really struggling to think of something. Aside from Juan Soto (which was really a Cohen signing)…. What moves has David Stearns done for the Mets that have actually worked? #LGM
English

@degiap01 @MetsGirl333 Because I’m an adult who realizes that while his goal was 3-5 years there are no guarantees in life. He’s been owner 5-6 years. Already hands down the best we’ve had in my 50 years of misery.
English

@The_Angry_Mahi @MetsGirl333 How do you let the owner off the hook for promising us a ring in 3 to 5 years and not even coming close to delivering, then calling out the fans to handle us a bullshit sandwich this year for a roster
English

@degiap01 @MetsGirl333 I hear ya. Not seeing it.
Not crying over Pete he was offered a long term deal and turned it down then immediately hired Boras. Also…..he’d fit right in

English

@The_Angry_Mahi @MetsGirl333 He is culpable because he has the final say in everything when he wanted SOTO he got him same with Alonso. He’s trusting a guy for three years who is hurting the franchise and he is allowing it to happen. Meanwhile, he has the nerve to criticize fan attendance.
English

@degiap01 @MetsGirl333 I understand your point but I’m curious has Cohen said no to anything?
An open checkbook and state of the art everything for the players at almost every level. What else should he do? Serious question
English

@MetsGirl333 Cohen has been here longer than stearns and made promises this is his team while I am no fan of the general manager I believe the owner gets at least equal amount of blame

Lock Lutnick in a closet. Address the nation live, release JFK/USS Liberty/911/Butler/Charlie/Epstein files in full. Arrest infiltrators, expel all dual citizens from government, all illegals from the country. Abolish the IRS, FBI, CIA (confiscate all the latter's black money, disburse to citizens). Apologize, Repent, accept Jesus. Breathe easy as an unburdened courageous man who has met his responsibility. @KimDotcom

Why I'm selling all my real estate – Full post here: grahamstephan.substack.com/p/im-selling-e…

English

I’ve spent a decade telling people to do what I do: "Buy and Hold."
Now I've decided to list my entire real estate portfolio for sale and walk away.
It started slow. The bills, the maintenance, the tax increases... but the final straw was when I tried to develop an ADU to do exactly what the city of LA claims it wants investors like me to do: Create more housing. You'd think they'd make it easier, but after two delayed inspections, a sewer pipe replacement that needed 75 days advance notice, and a city-owned tree that became my responsibility, I'd had enough.
The identity of being a real-estate guy is very hard to walk away from, trust me. For a long time, I stayed just because real estate was my "thing." It’s how I started. It’s what I’m known for. It led to every good thing in my life. But that blinded me to the fact that just because something served me in the past, it doesn't mean things haven't changed in the present.
The reality of 2026 finally stripped the emotion away. My LA rentals are netting about 4-5% after the constant background noise of taxes, insurance spikes, and repairs. Meanwhile, a risk-free Treasury pays 5%. The trade-off just doesn't make sense any more.
I’m reallocating to a liquid portfolio that actually lets me focus on the work I love. I published a deep dive on my Substack about the ADU nightmare that broke my patience, the exact numbers behind the exit, and where I’m moving the money next to buy back my sanity.
I'll drop the link here in a bit.

This is so sad. Americans just watching themselves get poorer every single day while the scumbags in Washington do nothing.
