I need a credit card for a newer llc I formed with a couple partners for CRE.
Can’t open online - need to use the Chase Biz Rep.
He was a no show for my zoom call yesterday AM.
He was late to the reschedule this AM. Told me he’d get me the app to Docusign by eod.
Crickets.
I called the branch to ask for the regional boss to complain. He’s the regional boss. lol.

The worst part of this massive VCX run is I can't talk to anyone IRL about it.
I told people before it launched. Sounds like almost none bought.
When people ask me at a party what looks good to buy, I can't say VCX. Insane mNAV now. If I say VCX is great AI exposure, they're going to run in at $350 and get slaughtered probably because they won't watch it.
Impossible to recommend something that has run almost 10X in a week and almost 20X above it's actual value.
Because all my doctor buddy will remember is Hawk talked about VCX, I bought at $350 and I'm down 50%. Not that I also told him about it before it launched & I told him to throw $100K at it.

I've been working on this handshake vacant land deal for several months.
I know I was going to be selling it to an acquaintance at below market pricing. I was covering my costs, so whatever, not always about money.
Well, this guy's been super difficult the whole time. I ask for earnest money, he starts making up excuses, finding issues with the land, etc.
He says his realtor (why the F did he get a realtor involved?!) found a comp & they just can't justify the price anymore (keep in mind, I KNOW it's way below market) and need me to lower the price.
He sends me the comp. It was from 10 years ago. For about the same cost per acre I'm selling to him at. Umm, why is your realtor trying to use a 10 year old comp? Crickets.
He doesn't realize he just opened up pandora's box & it's too late to close it. Claude. Pull me every comp in the last 6 months. Don't make any mistakes. Boom, Claude shows me almost every comp is DOUBLE what I was going to be charging him. He's going to regret FAFOing.
I can't tell if he's that stupid & didn't check the comp & thinks I wouldn't either, or truly believes his realtor.

A few months ago I was asking my lawyer to setup a new family holding company with new IDGT trusts for my kids.
He wanted to bring in their top estate planning partner. Ok.
2 weeks later she had never responded via email. A week later finally hops on a call with me & him. 10 minutes late. Sounds out of breath. I try to introduce the situation and why I need it. She cuts me off. And says no, you don’t wanna do that. That’s not the best recommendation. I’m wrong. They have a better solution.
I stay quiet for a minute. I figure, she’s the lawyer, not me.
She says, “seems really silly you would want to put your kid’s shares in trust. Why not just make them owner’s outright and make it easier.”
Me - “Umm, lady, my kids are still in elementary school.”
“Oh. I didn’t know that.”
Me - “Yea, I’m gonna need to not be charged for this 15 minutes you just wasted thinking you know what’s best for me.”
Just because someone is a professional, doesn’t mean they automatically know what’s best for you.

🚨 WOMAN BUYS 37 ACRES — CITY SAYS SHE CAN’T BUILD A TINY HOME ON HER OWN LAND
She walks into the municipal building thinking she just needs a permit to put a small tiny home on her property.
Not a subdivision.
Not an apartment complex.
One additional small home.
On 37 acres she owns.
The zoning officer tells her:
“You’re zoned for ONE house only.”
“You can’t add another dwelling.”
“There’s a 100-year floodplain on part of your land.”
“And if you try to rezone it, they probably won’t approve it.”
She pushes back.
The land doesn’t flood.
They installed drain tile.
There’s more than enough room.
It’s for her kids to live on the family property when they’re older.
Doesn’t matter.
Under zoning law, “ownership” doesn’t mean you decide what gets built.
It means the city does.
Even on 37 acres.
Even if you pay the taxes.
Even if it doesn’t flood.
Even if it’s for your own kids.
If they don’t approve it, it doesn’t happen.
So now what started as “fill out a form” turned into a fight over zoning maps, floodplain designations, and government approval to use land she already owns.
She thought ownership meant control.
Turns out it means paperwork.
If you can’t build one extra tiny home on 37 acres you own… is it really your land?

as someone with no exposure to $uni but a protocol thats done $100 million plus in a few weeks on uniswap a 25% tax is absolute robbery. plus additional sell pressure on tokens to collect those fees.
this wont affect bankr tokens (yet) but only a matter of time before they switch it on for v4 pools
