A Landlord wanted to sell his house because he was relocating, his tenant showed interest. They both verbally agreed on 55m, the tenant deposited 5m Naira, with the agreement that he would pay the balance subsequently. All verbal. Landlord travelled and handed over to his agent, months passed, and the tenant didn’t make more payments. A year passed, he didn’t pay his rent or pay for the house in full. 2 years 3years has passed no full payment no rent payment. The landlord decided he would sell the house to another buyer, the value of the house too has increased from 55m to 100m. Landlord said the tenant should pack out of the house while his 5m Naira covers for the rent unpaid. Tenant refused, that they already have an agreement, and that he won’t pay the new market price or the rent, because he already deposited. Tenant has now sued landlord to court. Who do you think has a higher chance of winning?
