@HappyConveying I had a sale to the tenant and when asked if there had been problems using the passageway pointed out their client had more idea than mine about that. The seller cannot understand the inane stupidity of the questions.

2/2 they've been stuck in a loop for months because buyer keeps asking insane, wholly unnecessary questions, follow up questions, follow-up on follow up etc. neither side understands the questions they are asking nor the answers given.

1/2 Prospective client has approached me because their conveyancers are making a complete mess of their sale to their existing tenant. Turns out their buyers are using the same firm (rules are more relaxed for licensed conveyancers).

@the_conveyancer @HMLandRegistry I tried to expedite a charge that has languished there since December 2023 because I keep being threatened with panel removal by the Lender….and was told that wasn’t a ground and Lenders are aware of the delays.

Buyer's solicitor wants to delay transaction by months because the ground rent will one day exceed £250 and naturally wants to protect his lender client from the AST trap.
It will eventually exceed £250...in the year 2105
