The "AI capex is speculative" narrative is dead. The "where's the AI revenue" narrative is dead. This was the prove it quarter. They proved it. Sharon is a 110 MW data center development on 18 acres of former industrial land in Sharon, Pennsylvania. $Keel acquired the property in October 2025 for $38.7 million after assuming a lease in August 2024. The site currently runs at 30 MW supporting legacy mining, with two 80 MW substations targeted for completion by year-end 2026. The parcel is a former Westinghouse transformer plant and an EPA Superfund site, which limits what the land can become but suits large-scale digital infrastructure with closed-loop cooling. The brownfield acquisition price reflects an asset class the market tends to overlook in favor of greenfield announcements. Power access is the real story. Most new interconnection requests in high-demand U.S. markets now face 5 to 7 year wait times. Sharon already operates inside PJM through a FirstEnergy energy services agreement covering the full 110 MW. PJM data center capacity in Pennsylvania is projected to expand from 182 MW in 2026 to over 7,100 MW by 2036. The facility is being designed entirely around NVIDIA's Vera Rubin platform, with 99 percent of Keel's 2026 and 2027 development portfolio engineered to those specifications. A single Vera Rubin NVL72 rack draws 190 to 230 kW and weighs roughly 4,000 pounds. Sharon is being built as a 100 percent liquid-cooled facility with a target PUE between 1.15 and 1.35. Recent PJM lease comps for comparable AI capacity are closing near $150 per kilowatt per month. A fully leased 110 MW site at that rate would generate annual recurring revenue exceeding $190 million. Keel reported $229 million in total revenue across all operations in fiscal year 2025. Estimated rebuild cost falls between $1 billion and $1.3 billion. Keel reported approximately $520 million in liquidity as of late March 2026, including $359 million in unrestricted cash and $161 million in unencumbered Bitcoin. The full buildout will require additional financing beyond the current balance sheet. Why the site matters Sharon is small. It is also disproportionately important. The site is the closest to full energization, the furthest along in its utility relationship, and the most plausible candidate to deliver contracted revenue on a near-term timeline. Every other piece of Keel's portfolio is conditional on whether the company can execute at all. Sharon is where that question gets answered. A first site that reaches commercial operation and signs a creditworthy tenant validates the entire infrastructure model. It demonstrates that a recently rebranded former Bitcoin miner can move from acquisition through permitting, substation construction, facility buildout, and lease execution on a real timeline. Every subsequent site in the pipeline becomes easier to finance, easier to market to tenants, and easier to value once that proof point exists. The asymmetry runs both ways. A Sharon that delivers on schedule reshapes how the entire company is valued. A Sharon that stalls raises questions about Panther Creek, Moses Lake, and the broader 2.2 GW pipeline that corporate messaging cannot resolve. This is the site where the narrative either becomes real or stays a narrative.

Hyperscalers are desperate for power secured land right now. $KEEL has 2.2 gigawatts of it sitting valued at 70 cents per watt.
