It was confirmed that SUPER JUNIOR’s Donghae purchased a building in Seoul's Seongdong District on April 27th for 12 billion won (approximately 8.9 million USD). He completed the transfer of ownership after paying the balance in mid-July of this year. Park Yonghoon, the CEO of Ann Real Estate Brokerage Corporation, which handles luxury residential and commercial real estate, commented: “It seems that Donghae made a reasonable purchase at a good price. Even with conservative estimates, a profit of at least 2.5 billion is expected based on nearby transaction examples”. He also added: “If we expand the scope of the transaction examples to nearby alleys, there are similar use properties that traded at around 200 million won per 3.3 square meters, so the profit could be estimated at over 4 billion won (approximately 433.38 million yen). If calculated based on the asking price, the profit could be even greater.” The building that Donghae purchased has a site area of approximately 270 square meters and a total floor area of approximately 733 square meters. The land was purchased at about 146.71 million won per 3.3 square meters. The building was completed in 1988, and the designated land use is semi-industrial. Currently, some spaces in the building are being rented out, including a restaurant and a shoe repair business, and it is being used as a mixed-use property for commercial and residential purposes. The building is located near the trendy commercial area of Yeonmujang-gil (also known as Cafe Street), a popular spot in Seongdong with a concentration of pop-up stores, and it is just a 5-minute walk from Seongsu Station on Line 2. Nearby is the <“Seoul Forest HILLSTATE”> apartment complex, and the area is well-known for its residential and food-related commercial zones. Although it has been less than half a year since the building was traded, some analyses predict that the price difference will already amount to at least 2.5 billion won. Looking at the sales examples of smaller buildings nearby, the building located directly opposite, from the basement to the 3rd floor, was traded for 5.95 billion won (approximately 644.66 million yen) in May, with a price per 3.3 square meters at approximately 178.65 million won (approximately 19.36 million yen).
