In the last 15+ years, I’ve had more than 50 staff try to copy our business, join competitors, or take customers directly from under us, all in the name of “I can do it” or “na we dey do all the work… is it not just juice, parfaits and salads?” Unsurprisingly, most of them fizzled out before they started. Not because they couldn’t replicate the product, some even used the same suppliers, and had the techincal know-how, but because they didn’t understand the business of building a business. They saw the surface, not the structure behind it. People often ask me, “How do I protect my recipe?” My response is usually: you mean watermelon and pineapple juice? There’s a lot more to building a business than the product. Yes, product matters, but it’s only one piece. In many cases, nailing consistency beats having “superior” quality. The ability to deliver the same experience, every single time, across locations, teams, and over time, is where the real work is. And that’s why, for me, one of the most unserious things you can say as a business owner is: “I don’t want people to steal my idea.” Because ideas are a small part of your success. Anyone can come up with an idea, not everyone can execute. Another common myth is that you must have a protectable IP or some special “secret sauce” to win., (i don't know why cake people liek to think they have one secrest recipe... 😂😂). It rarely works that way in reality. Yes, where there are clear grounds for protection, take it seriously. Protect what’s worth protecting. But don’t get stuck thinking you need IP to make it big. You don’t. What you need is the ability to build, and keep building, long after the “idea” phase is over. Instead ask yourself these serious questions: - How do I distribute this product at scale? - How do I systemise operations, so the business runs well? - How do I build a high performance culture where people take ownership and standards don’t drop? - How do I keep my brand top of mind in a crowded market? - How do I acquire customers predictably and keep them coming back? - How do I manage my finances properly, so I don’t run out of money? This my friend is where the real work is. These are what separates a good idea from a sustainable business.

@BSAT_Properties You nail it, if someone want to focus on house, you should ask yourself, how is my income can this house or land bring me another source of income?. It a pity many don't think more than what they can see

I have seen people who live in their own houses yet they find it difficult to pay electricity bills. Some can’t even change the couch 🛋️ that has lasted for 10 and almost rickety in nature. I can categorically guarantee you that if you live in your own house but you are broke, you still don’t have peace. Some of these people are bitter. I mean very bitter. Even to do basic repairs in the house is a huge challenge. Have they built a house? Yes! Is it good to build a house? Yes! Have they figured out their income? No! Don’t build a house 🏠 just so that you will stop paying rent. That is a classical strategy of a poor man. Live on rent while you figure out your INCOME! Increase it. Stabilize it! Diversify it! Then, build a house. But, if you can do both at the same time, FANTASTIC! But, until you successfully figured out your income, you don’t have peace even though you have your own house. © thesalesguru

Young King, Focus on liquidity and cash flow first. Assets like Real Estate are good, but cash is king. And, before you start thinking about investments, think of how to increase your earnings.

@BSAT_Properties Na wetting i dey tell one person be this yesterday. Once you reach 35 all your priority should be how to become a landlord. Because once you pass the age of 40-45 is by God grace to build one if you never build before.

Why you must wet your block for a minimum of 7 days before using. This morning, after giving instructions to the workers on what to do, I decided to take a block that was molded on Saturday to sit on. Immediately, I felt the subtlety of the blocks, so I asked one of the workers who was supposed to do the wetting if he had been doing so but he said no. I did the wetting myself because they were busy at that moment. After that, I decided to educate them on the importance of wetting blocks daily. Hydration(Water Sprinkling)of blocks refers to the process of curing or providing sufficient moisture to concrete blocks (like hollow or solid blocks) to ensure the proper chemical reaction between water and cement. This reaction, called hydration, is essential for the blocks to gain strength and durability over time. Cement in the blocks reacts with water to form calcium silicate hydrate (C-S-H), which is the compound responsible for strength development. Without adequate water, the reaction stops prematurely, leading to weak or brittle blocks. Hydration of blocks ensures proper strength and durability of the blocks. it reduces the risk of cracks or shrinkage due to insufficient curing. It is important to regularly sprinkle water on the blocks for 7–28 days after they are made. To get the most out of it, covering the blocks with wet jute bags, mats, or other absorbent materials to maintain moisture is important. Initial curing should start as soon as the blocks are firm enough to handle without damage (typically within 24 hours of production). Most of the strength is developed within 7–14 days, but full hydration can take up to 28 days. Proper hydration is essential to ensure the quality and longevity of concrete blocks, especially for structural applications like walls, pavements, and load-bearing structures. ©️ Ahmed Inusa

I said it and I stand by it Challenge? I was an Olokada for 15 good years I was a well digger and block maker for 7 years At some points, I dug soakaways, was a tipper loader, and did every odd job you can ever imagine to make ends meet Yet, I stand by my preachings - don't invest your first real money completely into building a residential house. As a businessman, build at your convenience from your profit, not your capital Because if you invest your entire capital in a building project and can't complete it, you'll be broke and probably homeless

@BSAT_Properties Thank you for your write up. It's mind blowing. But it's still same you that said it's not normal to be a tenant in a house for 20 years na still same you saying it's this also. Hmmmm advice is sweet when you are not in the challenge.

BSAT Properties@BSAT_Properties

HOW MUCH DOES IT COST TO BUILD A STANDARD 3-BEDROOM BUNGALOW IN NIGERIA IN 2026? Are you planning to build your own house in Nigeria this year? Let’s break down the actual cost of building a standard 3-bedroom bungalow, from start to finish, based on current market prices. A standard 3-bedroom bungalow with modern finishing, full compound work, and essential external works will cost ₦30 - ₦40 million based on your design and taste. Let’s take you through how this amount is spent, stage by stage: 1. Site clearance and setting out – ₦200,000 Before anything begins, the land must be cleared, leveled, and accurately marked out. 2. Foundation and German floor – ₦2.5 million This covers excavation, concrete footings, blockwork below ground level, hardcore filling, and casting the slab. 3. Blockwork and reinforcement – ₦2.2 - ₦2.5m Covers all blockwork for walls, plus iron reinforcements for critical areas like window/door levels. 4. Columns, lintels, and casting – ₦1.2 million - ₦1.5 million Includes concrete columns and lintel beams across doors and windows, plus minor casting works. 5. Roofing (wooden truss and long span aluminum sheets) – ₦3.5 million Standard modern roofing system including structural timber, waterproofing, aluminum sheets, fascia, and labor. 6. Doors, windows, and burglary proof – ₦2.2 million - ₦2.5 million 7. Plumbing works (piping for kitchen, bath, water supply, drainage) – ₦1.2 million- ₦1.5 million 8. Electrical works (conduits, wiring, sockets, fittings, and breakers) – ₦1.2 million - ₦1.5 million 9. Plastering (internal and external walls) – ₦1.5 million - ₦2.0 million Smooth finishing of all walls, columns, and beams to prepare for screeding or painting. 10. Wall screeding – ₦700,000 - ₦1 million 11. Tiling (floors and walls of baths & kitchen) – ₦1.5 million - ₦2.0 million Includes 60x60cm floor tiles and 30x60cm wall tiles for bathrooms and kitchen walls. 12. Painting (interior and exterior) – ₦800,000 - ₦1.2 million Includes emulsion and textured paints with labor. 13. Sanitary fittings (toilets, showers, wash hand basins, accessories) – ₦900,000 - ₦1.2 million 14. Kitchen cabinets and fittings – ₦800,000 - ₦1.2 million Upper and lower cabinets, granite top, drawers, sink bowl and tap. 15. Septic tank and soakaway – ₦800,000 - ₦1. million 16. Fencing (4 sides with plastering and coping) – ₦2.5 million - ₦3 million 17. Steel gate and concrete gate base – ₦600,000 18. External flooring and compound landscaping – ₦1 million Includes stamping, interlocking, or plain concrete with drainage where necessary. 19. POP ceiling finishing (all rooms) – ₦1.5 million - ₦2 million 20. Water supply system (borehole or well, overhead tank, plumbing) – ₦1 million 21. Contingencies and miscellaneous costs – ₦2 million This covers transportation, price changes, logistics, supervision, and any unplanned items. This brings the estimated total to ₦30,000,000 and above, based on standard design and finishing.
