When a salon (or any other tenant) approach me about a lease assignment and/or assumption, I tell them my fee to handle it and tell them it can be paid by the assignor, the assignee, or both. If they don’t want to pay me, I tell them they are welcome to hire an attorney to prepare the assignment and assumption agreement (subject to final review prior to execution) and they usually immediately agree to my fee. My time is valuable and I have to protect it.

If you are just getting started in retail leasing and management, I’m gonna give you a tip. Put in your agreements that you get a set fee for lease assignments. Otherwise once a year when the nail salon transfers ownership again you’re going to be working for free herding cats and getting signatures and reviewing illegible financials.

Related, I leased an office to a newly-graduated dentist that decided he’d stay open later on weekdays and offer Saturday service. He grew his practice quickly by focusing on patients that just couldn’t get to an appointment during “normal” business hours. It wasn’t long until he was joined by another recent dental graduate that could share the burden of the extra hours.

I know a dentist who opened a brand new practice with zero patients. No referrals. No reputation. Nothing. Across the street from his office sat two apartment complexes. 600 units in one. 400 in the other. He walked into both leasing offices and introduced himself. Every single person working there became a free patient of his. Free cleanings. Free whitening. He did it on purpose. Those leasing office workers talk to every new resident that moves in. They became his referral network without him ever having to ask. Every time someone new moved into either complex, they got a free toothbrush, free toothpaste, and a handwritten card from him. He also went door-to-door through both buildings. Kept a spreadsheet of every door he knocked on. 12 months later he has 350 Google reviews almost entirely from those two complexes. He is sitting right at his goal of 1,500 reocurring patients. His SEO is now strong enough that Google replaces any churn on its own. He never has to market again if he does not want to. He spent 12 months doing the thing most business owners are too proud to do. He went and got the patients himself.

@WreckEmMatt I was at the game last night. By the first under 16 timeout, the arena was decently full. The crowd noise was great all night. And the booing of the ref after the egregious call on C4 went on for over five minutes; it was the loudest “boo” I’ve ever heard.

Pretty weak crowd. Just shameful. Texas Tech students and fans need to do better
