However, there is a misconception that buying a house to live in, is buying an 'asset' which is not true, hence it may make better sense to rent & use that capital to invest in real assets

Disagree. Every case has it's own merits. Looking at the same property... renting vs buying... needs to factor in both financial & non-financial factors, especially time. But it's not always true that you pay less when you're renting or that you end up more financially well-off after 20yrs if you invest the difference.
