@NewsLambert The bill is a disaster. It’s giving the federal government control of local zoning through incentives which is basically blackmail. It’s also written where it can be expanded through regulation not legislation. It should have been vetoed.

@JohnWake 1st time homebuyers should never get special rates or subsidies that aren’t available to everyone. That’s discrimination. Lending should always have the same rules for everyone. The government shouldn’t decide who gets what home. This is a ridiculous concept.

Yes, We Can Return to 20-Year Mortgages It will take years, but we can transition back to 20-year mortgages being the standard mortgage. During the transition, we could help first-home buyers get 20-year mortgages for the same monthly payment as 30-year mortgages. The Fed could buy those 20-year, first-home buyer, mortgages at interest rates low enough that the monthly payments are the same as the monthly payments on equivalent 30-year mortgages. Today, for example, a 20-year mortgage at 4.5% has about the same monthly mortgage payment as a 30-year mortgage at 6.5%, today's rate. In the early 2020s, the Fed bought around $1 trillion dollars of mortgages with interest rates less than 4.5%. They could do it again. This mortgage program would also help current home owners because those 20-year mortgages would increase demand from first-home buyers, and that would reduce the downward pressure on home prices. We could then phase out these special 20-year mortgages as we phase in the standard mortgage length to 20 years. Back to the Future Most of the money Boomers made from owning their homes came from decades of falling mortgage rates, which led to decades of increasing real home prices. That's not going to happen to today's first-home buyers. Today's first-home buyers are going to make most of their money the old-fashioned way – from paying off their mortgages. Let's help them.

@FrankLuntz The housing bill is horrible. He should veto it. It will do nothing to make housing more affordable in the near term and was designed to be expanded by regulation not legislation. It's a disaster.

Today, Tennessee’s one-time transfer rule officially takes effect. Overall, I think it’s a reasonable change. My hope is simply that high school sports never becomes transactional. May we keep using sports to develop not only better athletes but GREAT people. What do you think? 👇

@DCameronSmith @mattmurphyshow Making it hard to cheat means voters have to have some personal agency in having a proper ID proving age, address, and citizenship. Voters have to be responsible for mailing in their own ballot via USMail. Anything else is coordinated effort to cheat.
