Hi RE Twit! Just wanted to introduce myself as I plan on posting on Twitter far more often. My name is Chris Luna, and I want to share my RE journey with y'all. I will talk about everything from purchasing my first property on a credit card to building a portfolio valued in 2022 at $40M. 2015/2016 I was introduced to the RE game by a few members of my college fraternity. Started off project and property managing student rentals around SDSU to learn the game. My mentors taught me and I was able to purchase my first student rental in 2016. Between 2019-2022, I was able to complete over 30+ transactions with a particular focus on student housing around SDSU. These properties have played a significant role in my early success. I have recently rolled these properties into multifamily properties in Pacific Beach. Throughout this Twitter journey, I plan to share my experiences, lessons learned, and insights into the real estate industry. Looking forward to building relationships with anyone on RE twitt. Buying a property is only halfway there. Stabilizing existing units, getting plans, and bidding can reveal unexpected costs. If build costs are $400/sq ft but you're underwriting $300, there's a problem. #RealEstate #Investing

Is this deal going to produce cash flow? If you can buy a deal that cash flows in the first 1-3 months, buy it. The 1% rule: rents on a unit should equal 1% of the purchase price. If it hits, buy it! #RealEstate #CashFlow
