It’s been an incredible year already. Just hit over 15,000 autopiloting on @joinautopilot, almost 10,000 followers on @X, and over 350 followers on my Substack @peterwolff3. My first weekly Substack Flagship report was well-received, and I plan to continue improving its quality as the weeks go on. Started just as a random derm guy posting my portfolio trades and market thoughts on X; I had no complicated X growth strategy plan. Because I’ve been extremely busy seeing patients, training providers, and setting up clinics in my spare time, I’ve struggled with keeping up on any social media. My unsolicited advice regarding this platform is to find a way to continuously provide value to people with your posts, no matter how small of a following you start with. No tricks, gimmicks, 10 best growth tips from Grok, or whatever else is out there. It’s grown much more than I ever anticipated, and my life has changed for the better as a result. @PelosiTracker_ just curious, how are her results relative to the S&P 500 index over the last year? 5 years? 10 years? she's been in congress a long time, so if she was trading on inside information, she'd be crushing the indexes, right?

Buying a rental property in America is no longer profitable. Because the current mortgage rate (6.1%) is significantly higher than the profit/cap rate (4.4%) of rentals. This means that any investor who uses debt to finance their purchase is likely losing money on cash flow from Day 1. Note how from 2012-2022, the opposite was true. Cap Rates were higher than mortgage interest. Which is why so many people piled into single-family rentals. No longer the case.

@dan3james @jasonjosephlee Idk, brother in law lives in Nebraska and we were looking at homes for like 200k right on the fairway of the country club. 5 beds and 4 baths, kinda makes you think a little 🤷‍♀️😂

People in the Midwest shit on California real estate and think they’re making money by buying $200,000 four plexes lol. We recently bought a Fourplex here for $1,000,000, put in $150,000 and sold it for $2,000,000. You’ll never see those numbers in the Midwest. On top of that the location that I own in will always be 10x better than yours.
