A simple build that I am incredibly proud of, which is often called “the missing middle.” Eight units on a 6,000 sqft parcel would have historically been one or two homes if redeveloped. I’m proud because the secondary suites have housed students, new immigrants and refugees, to name a few, while keeping them close to amenities and not requiring vehicles! The townhomes provide opportunities for families and empty nesters to stay inner city close to the core rather than depart for the suburbs. This right here is my jam and can have a significant impact on the housing crisis.

I need feedback. Is this right design choice for a small lot build or more modern? Modern designs can look better as part of a cohesive, denser project, like the famous Blackbirds build in LA. But buyers love this farmhouse look on single family lots. Silicon Valley market.

One of the cool things about our build system is that we ship our kitchens and bathrooms pre-attached to the walls. It’s completely insane watching a fully functioning kitchen fly 30 feet in the air.

We destroyed so much of our missing middle housing stock in the 20th century, leaving workers and families with very few options as our cities fill back up in the 21st century. We have to build more family housing like this again. Starting with townhomes and rowhouses.

Pretty soon most countries will start treating Donald Trump's tariff threats as background noise. India did just that from day one and moved on. Europe and Canada will be making substantial trade deals with India right away. Alberta will be there as well. Donald Trump is overshadowing the economic activity he generated in energy and tech with this recent unhinged rethoric which will hurt exports defeating the whole purpose of his tariffs to begin with. The US isn't solvent without stability and they need to return to the place where they conduct business and world affairs from that point. The question for Europe is if they can actually pivot and drop their self defeating wokeness to build.

Yesterday we closed escrow on this 7-unit building in Northeast LA. 16,000 sq ft of land on 2 lots/APNs with tons of open space to build on. Will tie both lots and use SB 1211 to submit plans for 7 detached ADUs, plus an 8th carport ADU conversion, and still fit ~11 cars on site. Our original bridge lender gave us a heart attack by materially retrading their term sheet midway through escrow :( but one of the partners scrambled and found a private lender, that stepped in and funded in less than two weeks, no appraisal, 72.5% LTV, 9.99% IO, 12-month term. We’ve got 12 months to get permits and architect is almost done with plans. Structural engineer ready to go. Once we get permits we’ll hand off to the GC who is part of the ownership team :) All the partners met each other on Twitter and LinkedIn 😆 💪

Was in a meeting yesterday and someone told me “Middle Housing is Dead”. You can’t put the tooth paste back. I’ve been a long believer that it has to be iterative. We can’t constrain something the market is desperately asking for and needs. It’s just starting.

I’m realizing that this message doesn’t resonate with the majority of people. Hard reality is, if you don’t have periods of intense hustle, where you’re grinding like crazy as you face new uncharted territory - you’re not growing. Avoiding the struggle that comes with growth is a reasonable choice to make. There’s nothing wrong with staying in the comfort zone. It’s an easier life, no doubt. But it also means you need to be honest with yourself about the fact your’e fine with an average career and average earnings. The choice is growth or comfort.

I'll never forget this moment, and frankly I have tears in my eyes right now. I had a call scheduled today with a retail broker who wanted to share a deal with me. When the call started, he asked if he could share something with me. A binder appeared, and he started telling me that since his sophomore year in college he has been printing out my posts, and studying them. He aggregates the posts by subject, adds his notes, and even has a table of contents. As the call went on, he knew exactly what I was looking for in the deal. He jumped right into the price per foot, the tenant mix, and touched on all the attributes he knows I am looking for. He's now a year into his brokerage career, and happens to be one of the most impressive young brokers I have ever met. The truth is, when I post here I do not know who's on the other side of that screen. You often feel like you're yelling into a dark void, and only ever hear from a very small percentage of the people who read the posts - or from the people here to knock you down. And then one day out of nowhere you come across people like Charles Lewis. Charles, our call today meant more than you know. You're intelligent, thoughtful, and carry yourself like you've been in the business for a decade. You are going to have an incredible career.
