Nvidia $NVDA initiated its first dividend in November 2012 Their own press release stated that the stock had a dividend yield of 2.40% They didn't just initiate a dividend for show They meant to do it, to reward their shareholders, as the stock had basically gone nowhere in price for the preceding 12 years They also did it to show their confidence in their business, heir ability to generate cash, their continued ability to grow and invest for the future The stock has had two splits, so 1 share from 2012 turned to 40 shares today That price from the press release adjusted for splits is equivalent to $0.31525/share Nvidia kept raising the dividend between 2013 and 2019, until they kept it unchanged till 2023 At the new rate of $0.25/share, the annual dividend turns out to $1/share This is equivalent to an yield on cost of 217% Of course, the stock has really increased by a lot since 2012, driven by the growth in earnings per share They didn't raise the dividend as fast as earnings were growing, but it looks like they are catching up now

The issue for me would be about liquidity, and what could go wrong If I pay off half the mortgage, I may be in a pickle if my source of income dries up and I have sacrificed half my liquidity for it. If I can't make the payments, I will be on the street soon. If I don't pay off half the mortgage, that liquidity will give me some ample time to get myself together and bounce back. Having some dry powder in another asset can be a lifesaver (even if said portfolio's quoted value dropped during the next recession)

I have an $803,000 mortgage at 6.125%. I am considered a “high-risk borrower” because I am self-employed. If I consolidate all my cash and part with some shares that I’m willing to ditch, I could probably come up with about $400K. A mathematician would tell me to invest that money instead. I can probably outperform 6.125% interest by staying invested in the market. But will I ever feel free when I’ve got this debt hanging over my head? Will I ever be able to take prudent risks in the market knowing that if my trade fails, I’d have been much better off paying down my debt? This is a tough choice for me because it’s not the vintage 2% mortgage you should carry, nor the 20% interest credit card debt you must pay off asap. At 6.125% interest, would you sell shares to pay it off?
