In Jan 2021, the 30-yr mortgage rate was 2.65% and average new home price in the US was $401,700. Today the 30-yr mortgage rate is 5.65% and average new home price is $546,800. Assuming a 20% down payment, that's a 95% increase in the monthly payment (from $1,294 to $2,525).

US rents hit another record high in July, up 12% over the last year.

1/ I’VE BEEN THINKING, while doing yard work, abt the #crypto crash & Fathers’ Day. They both relate to one of the biggest lessons my late dad taught me, which came from my grandpa (an 8th grade educated Iowa farmer who had a PhD in common sense). He scoffed at “paper wealth.”

Increasingly becoming convinced that now is a great time to tackle a meaningful problem with 2-3 people, raise $500k - $1.5M at a fair valuation, and do some heads down building. Seed funds are open for business, talent is looking for work, and no shortage of problems to solve.
