My wife and I have this convo all the time. We'll buy when markets collapse, otherwise we'll rent (we bought in FL in June 2020 and we rent in NYC). 25% equity for a downpayment compounding in the S&P 500 will outpace a 3-4% real estate price appreciation. Plus add'l savings on ownership capex which can be reinvested into the market. But it's a nuanced topic based on personal circumstances; we're DINKS so many of our needs/preferences don't apply to parents.

I read the Needham report on @figure today. They have a good take on the Kiavi acquisition and the operating model, overall. The core ecosystem - originators, connect (trading) and financing (wholesale, DeFi) - continues to hit on all cylinders. I also agree with their assessment on the headwinds to stock price coming from the unlock and early investor selling. Let's hope that's worked through the system and we visit their $55 price target soon.
