Nurses are expected to be caring, compassionate, and empathetic toward their patients, but when they themselves become vulnerable and in need of help, no-one seem to care. A colleague was telling me a while ago about how her role was being advertised while she was sick and hospitalised, like they couldn't just wait. It's such a shame.

9. Exchange Contracts - Review and Sign Contracts: Once both parties agree to the contract terms, you’ll sign and legally commit to the purchase. At this point, you’ll also pay the deposit, typically around 10% of the property price. For a property of £350,000 , you will be required to pay £35,000. Other expenses like brokers charges and solicitors fees etc not included. - Set a Completion Date: This is the date you’ll officially own the property and receive the keys. 10. Finalize and Complete - Transfer of Ownership: On completion day, your solicitor will transfer the remaining funds to the seller’s solicitor. The property is now legally yours, and you can collect the keys! - Register with the Land Registry: Your solicitor will handle the registration of your ownership with HM Land Registry. This step completes the legal process and ensures the property is in your name. 11. Move In and Manage Finances - Budget for Moving Costs: Factor in removal services, packing supplies, and any initial setup costs for utilities or furniture. You now one a house, no longer renting furnished apartments so you need additional expenses to make it a home. Lastly, Owning a home in a country like the UK is one of the best financial decision someone can make, however, not everyone will own a home. Your age is an important factor to consider. If you're in your 40s or 50s and above, you don't have same advantage as those in 20s and 30s. In this case, mortgage might not be for you. You don't want to be paying mortgage when you're planning retirement. For ignorant youngsters praying not to have a mortgage, may God do for you as you've said into his ears. Buying a home is a significant financial commitment, but by following these steps above, first-time buyers can feel prepared and confident in their decision. The key to success is thorough preparation, clear financial planning, and enlisting professional support at each stage to ensure a smooth, stress-free experience. NB: I am not a mortgage broker or advisor. I have only written this guide based on my experience as a home buyer.

Step-by-Step Guide to Buying a House in the UK for First-Time Buyers Buying a home is an exciting and significant step, but it can also feel overwhelming, especially for first-time buyers. From experience, one of the most difficult things in the UK is buying a house, the process is not for the fainthearted. With this guide, made on request, I'll break down each stage of the house-buying process in the UK, covering everything from finances to finalizing the deal. 1. Assess Your Finances - Evaluate Your Savings. Aim for a deposit of at least 10-20% of the property price. While a larger deposit can provide access to better mortgage deals, first-time buyers may qualify for some government schemes ,ask questions about these. - Check Your Credit Score, I had to subscribe to "check my file" for this, it cost about £14 per month. Lenders use this to determine your eligibility and interest rate. -Clear any outstanding debts and avoid large purchases to improve your score. Things like overdrafts, missed payments, gamblings ,unpaid loans will give you a poor credit score. With a poor score, Sorry bank will not give you loan. If you manage to get a loan, the interest rate will be very high. - Get a mortgage broker - A broker will help Calculate and carry out affordability checks. Things like monthly expenses (like utilities and food, child care, eating out, phone and car finaces etc). Mortgage providers consider these in their assessment. Online calculators can also help you estimate a realistic budget for your new home. Our first broker was a Nigerian but he wasn't doing his job well. He had limited lenders with a very high rate. We had to get an Oyinbo to do the job and we are happy we did. 2. Explore Government Schemes - Help to Buy: Available for new-build homes, this scheme provides a government loan covering up to 20% of the property price (40% in London), reducing the initial deposit required. - Shared Ownership: This allows you to buy a share of a property (between 25% and 75%) and pay rent on the remaining share, with the option to increase ownership over time. - Lifetime ISA: First-time buyers can save up to £4,000 annually, with the government providing a 25% bonus (up to £1,000 per year) to help with your deposit. In our case, we didn't use any government scheme. So it's hard to talk more about them in details. Each of them has its pros and cons. 3. Obtain a Mortgage Agreement in Principle (AIP) - An AIP is a conditional offer from a lender that indicates how much they’re willing to lend based on your financial situation. Although it’s not a formal mortgage offer, it helps streamline the buying process. - Your mortgage broker will advice on different products and to find the best interest rates tailored to your needs. We got our AIP in May, Mortgage offer in August and we bought our house in September. That's about 4months after. 4. Begin the House Hunt - List Your Priorities: Consider location, size, amenities, school zones, transportation, and budget. Knowing your non-negotiables makes it easier to filter properties. - Search Online and View in Person: Websites like Rightmove and Zoopla are great for browsing available properties. Also go to Google and type "developments near me". You will see lots of options. Once you've shortlisted, schedule in-person viewings to assess the property in detail.
