I asked a guy (who did something similar to buy the apartment he lived in) how did he convince the owner to sell it to him for nothing down. He said it was the owners idea (he had helped the owner with stuff around the apartment for a year - which started after fixing his own units furnace or something like that) and the owner helped him and he called the owner allot the first year. He said the ownet talked him into it. I don’t know if I have a point but you are correct - 50 k in bank does not make you legit - at least not the only thing - the owner definitely has to believe in your ability as he will be depending on your ability to deliver. Convincing a owner to sell to you fully financed definitely requires near charity on his part but it is possible if they believe you have what it takes.
