@ElliottTrader11 @onechancefreedm How is that a bad thing? Small lots/yards are ideal for the people that don't have kids(look up the the low birth rates). Plus save money by not having to upkeep a big house/yard.

@onechancefreedm People will say build more homes, or build cheaper homes. Unfortunately, both of those result in far less desirable homes. Small lots, condos, cluster housing, and no yard.

I don’t know if anyone else agrees with me here but I still do not see people rushing back into housing even if 30 year fixed mortgages rates dropped to 4% at the **CURRENT** price levels people are trying to sell homes at. The math still doesn’t make sense. For prospective buyers. Jump on whatever app you use whether it’s Zillow or Redfin etc.. even lower the expectations on the home you want and plug in 4% 30 year fixed for whatever house…would you be willing to buy that house at that mortgage cost? If someone bought a home between 2022-Present. If you refinance at 4% or 5% taking into account closing costs etc.. does that dramatically change someone’s situation that significantly unless they are in over their heads? And if that’s the case then are they not just buying time? If you did buy during this time and you are financially good, what reasons would you refinance now instead of waiting for them to go even lower? Unfortunately, the only way I see home prices getting back to being affordable is if the economy goes into recession, unemployment goes up and prices continue to fall even in the midst of lower mortgage rates due to market psychology. Would love to hear peoples thoughts on this…
