I visited the iconic Bengaluru bookstore @bookworm_Kris this morning, days after its stock had been damaged by water seepage. I found its wonderful owner Krishna Gowda stoic and resolute. Good to see customers flocking in. I bought some books too.

Ground floor isn’t “bad.” It’s quite harder to exit. • 70% buyers reject GF instantly • 15% consider but negotiate hard • max 5% genuinely prefer it That means your buyer pool is smaller from Day 1. Why do people hesitate? • Privacy concerns • Security perception • Dust / noise • Lower light in dense projects You may not care. But your future buyer might. And in real estate: Perception = Liquidity. Liquidity = Price. So should you buy? YES, if: ✅ You’re getting 10–20% discount vs mid floors (For investment) ✅ You have elderly parents ✅ It comes with a large private garden ✅ It’s a low-rise project ✅ You’re buying for long-term self-use with no resale concern NO — if: ❌ You’re paying same price as higher floors ❌ You’re buying purely for resale ❌ It’s a high-density tower ❌ You expect fast flipping gains Smart builders know this. That’s why many convert ground floors into: • Grand lobbies • Amenities • Retail frontage sometimes They’re removing the weakest inventory. Here’s the real rule for anything residential: Don’t buy for your current convenience. Buy for the person who has to buy it from you in 2035. Ground floor isn’t wrong. But it must be priced right. Otherwise, you’re buying something that you can't sell.
