The local market competitive advantage thing is wildly overrated. In fact, many people overpay for deals in their own back yard because they have a false sense of comfort. Know a niche well, do deals anywhere you see them.

@LundyIndustrial Thank you. All of the institutional money is distorting the market. Will be interesting to see how it cycles though. This is a deal the big boys wouldn't touch. Will be in their buy box once we're done with it if they're still chasing IOS.

Under contract on this Orlando industrial outdoor storage property. 1 acre, little 1950s quonset hut, next to the airport. We'll renovate the warehouse, clean up the site, and lease it up. Should return 100% of investor money when we refinance after stabilization.

Users have traditionally been the most active buyers of IOS. Even with all the money raised by institutional funds they are back and outspending REPE by 2x this year
