The first Tulpea asset comes with a masterlease agreement. Here's why that matters. In a standard rental model, if the property sits empty for a month, cash flow drops. Debt service doesn't. That gap is a risk for lenders. But a masterlease removes that risk entirely. A single operator signs a fixed lease with the SPV, paying a predetermined rent every month, regardless of occupancy. Vacancy becomes the operator's problem, not the lender's. The cash flow backing the debt is contractual, not dependent on the property being full. For senior tranche holders, this means one thing: the income stream servicing your position exists whether or not a single guest checks in. We've secured a masterlease on the first Tulpea asset. The structure is in place before the first dollar of debt is issued. Fyi that's not a feature, that's how we imagine real credit.

Universal Cross Margin & LighterEVM (zkVM Sidecar) - Universal Cross Margin allows using L1 assets such as ETH, WBTC, stETH or LP tokens as collateral on Lighter L2. - All deposits are part of the L2 state root and verified by extended ZK circuits. When a position becomes undercollateralized, the liquidation is proven inside the L2 transition. The proof authorizes the L1 contract to seize the required collateral after verification on Ethereum. I am glad to share that we have been selected for the Octant Epoch 9 cohort, a $1M+ content creator fund supported by @OctantApp and the @ethereumfndn. I am starting @GeloraResearch, an independent research project about Ethereum and its ecosystem. We will produce research that is technically accurate, historically grounded, and accessible to developers, researchers, and the public. We will explain technologies clearly, map actors and incentives, and connect engineering with governance and culture.
