@Jacob_Naviaux The market dictates the price and the seller will eventually be brought down to reality it comes down to whether you have it under contract or not. I’ve lost a lot of deals the other way and sellers end up taking way less than what I would have paid.

Wholesalers — when a seller says “I have a higher offer”
Don’t argue that it’s probably a wholesaler overpaying and will back out in 30 days.
Even if it’s true, they won’t hear it.
They’re emotionally tied to that number.
Try this instead:
“That’s a great number. We used to do the same thing — offer close to asking, then hit sellers with a price reduction after inspection. It’s what most buyers do.
We decided to just be upfront with our number from the start. Noticed sellers respond way better to it.
So here’s our number again. Think it over and let me know what direction you want to go. Do you think you’ll know by tomorrow so we can know whether to set aside funds for this one?”
You reframe yourself as the honest option without directly attacking the competition.
And you end with a follow-up commitment that keeps the conversation alive without pressure
