I want to read this article but don’t want another subscription. Why can’t I just use Apple Pay and with two clicks pay a $1 to read the article? I’d probably end up spending waaaaaaay more than I do today but would feel better about it because I’m in control…

Sent a 27k estimate (without main materials) out to a client for a guest bathroom remodel and some work on her master bath. She called me back and said she was going to have her realtor come over and see if it was a good roi. House is estimated at $650-$680k and never been updated. Will I get the job? Yes? Or no?

I spoke to a banker today at a Wells Fargo branch in NC and he said he has seen very few mortgage loans run thru there. Said most people are coming here and buying with cash from up north or west coast at this time. What are people doing? Rents high, Mortgages are high. Heck everything seems pretty high still. What are y’all seeing? For builders - Y’all building anything or are you back in remodeling, or waiting it out? Remodelers out there- How’s business? Busy, steady, or slow??

@rrhoover Knees will never be 100%. I play basketball 3x week, just gotta keep playing through the various getting old whack a mole of whatever hurts at the moment. If you wait to be 100% you never will and if you don’t use it you lose it I’ve found… playing sports is therapy for me…

Everybody is talking ADU's in CA... I want to know... who is building ADUs in CA? What is your strategy? I do NOT see them as an opportunity, what am I missing? Here is what I see: They cost $300+ per foot to build They rent for $2-3 a foot Financing typically came from a cash out refi on the main house - with rates at 8% that is gone Appraisers value them at less than cost to build Duplex's sell for less than a SFR + ADU Where is my blind spot? Maybe its General Contractors hyping them??? SB9 and Condo sells might help... no dice so far Help a brother out
