Due to the scale of works and limited experience, a fixed-price contract was agreed with a local builder, allowing a clear build programme and drawdown schedule to be put in place. The purchase was funded at 98% leverage, achieved by taking a first charge on the new property and a second charge over an existing asset. 100% of build costs were funded in arrears across two tranches. The acquisition was completed via an SPV, marking the clients’ first project together. One borrower was an experienced landlord, while the other was a first-time investor.
