@seandsweeney Because the rents and opex are largely uncorrelated, we always think about expense on a per unit basis, not % of rev. We are around $9k per unit py on opex. Looks like your opex is around $12k per your analysis, which seems high.

A lot of comments on the 45% expense ratio. Pre-Covid/inflation escalation, we underwrote new construction at 35%. However, unlike many markets, when inflation boomed and operations got more expensive, the Twin Cities didn’t get the corresponding rent increases to offset this and keep the ratio around 35%. My numbers are based on data of operating over 700 units.

Now you know why they call it “back-of-the-envelope math.” $14M deal killed in 90 seconds.

He is best economist on rental housing and strong proponent of both more subsidy for affordable housing and more supply across all housing types.

@sean_dundon @marcmalon2 If rents truly are declining, that would be great. What’s your source in that? We are still seeing lots of tenants getting gouged, but perhaps that is anecdotal.

@PortlandFor These things are not mutually exclusive! Affordable Housing is and should be a higher priority, but building community through soccer doesn’t take away from housing. In fact the plan we presented for Fitzpatrick Stadium includes a potential parcel for Affordable Housing.
