I was a landlord for 20+ years and I am proud to say I never rented to any blacks. African blacks or Arab blacks. Never rented to any transgenders either. Never to anyone with any criminal conviction not-expunged. If they were a bleeding heart liberal, I wouldn’t renew their lease. I didn't allow Gay Pride or Trans Pride signs or flags of any kind on any of the properties. I did happily allow firearms (handguns or AR15 style rifles etc…). I owned 9 houses and also a 4-plex apartment building. I proudly say I sold them all by 2018 because Covid laid off so many people in 2020 just two years later. - As a landlord the MOST important things I considered was verifiable W-2 income. No tipped, cash or commissioned jobs (income fluctuated too much). They have to have been employed for their current employer for at least one year. I always do a VOE verification of employment and a full criminal background check too. - No Section 8 rent assistance allowed. I tried it once for a single mother with twin girls. But the county section 8 department asked me all sorts of personal questions including my own DOB and home address. They also wanted to pay the 1st month rent shortly AFTER the tenant moved in (within a week). I said No. Tenant had to an amount equal to the 1st months’ rent as a security deposit non-refundable in order for me to take it off of the market (check, money order or cash). But in order to get the keys and move in, the tenant had to pay the 1stmonths’ rent in cash. All of the following month’s checks were ok. - I gave everyone rent discount if I received the rent 10 calendar days before it’s due on the 1st. 2bedroom apartments had a $50 monthly discount. All the single-family homes had either a $100 or $200 discount depending on the house size. If the rent was paid 10 days early, it relieved my stress a lot. That way the rent checks will clear by the 1st of the month when the rent is legally due and also when my mortgage on that property was also due. I even gave each tenant a box of blank deposit slips from Wells Fargo and also US Bank. Both banks were in the area near the rentals in the Twin Cities (Minneapolis, St. Paul Minnesota area) so they could deposit the checks or cash themselves ahead of time for that rent discount. If I didn’t have the rent paid on time (1st business day of the month), I would start the eviction process on the 2nd business day of the month. No excuses except when we had a major snow or ice storm which caused most non-essential businesses to close in the Twin Cities area on that day.
