Here’s some bullish news for CRE: Private-label Commercial Mortgage-Backed Securities are projected to exceed $100 billion in 2024, making huge rebounds from 2023 lows. If you’re unaware, private label refers to smaller banks and lenders as opposed to industry giants like Fannie Mae and Freddie Mac. This is bullish because private-label lenders typically set the trend regarding loans before big banks get involved. Despite still being in a high interest rate environment, rate cuts and subsequent cuts are enough for many small-time lenders to get involved in CRE, which means institutional players aren’t far behind.
