One of my acquisitions guys pitched me on buying a Marina in FL today with multi unit retail, 13 apts & 72 boat slips. He told me there's a value add component by sale-leasebacking and flipping out of a freestanding restaurant on the lot. I told him this is clearly out of our wheelhouse, but I want you to create a business plan/investment strategy showing how we can make money on the project. I love how creative he is. 🤣

Rather than grab drinks or coffee, I had a 6am workout meeting this morning with a broker we bought a few rehab facilities from. We ran 5 miles while talking business and the market. Post run we hit the Standard Hotel’s cold plunge and sauna. An epic and beautiful way to start Friday! I’ll definitely be doing more of these workout meetings! 🏋️‍♂️🏃

@LAMultiBroker How do you get through that afternoon / evening break? And are you grouping deal management with call time? Do you break up outbound/cold calls and leads? I’ve been working on my schedule so just curious!

I outlined this "Ideal Workday" in my 2021 business plan. 1st year as a CRE broker, and I followed this schedule to a T. You'll notice my 6-7 hours on the phones daily. I swear anyone who actually lives by this schedule for 24 months is bound to be making $500K+ by Years 3-4.

Meeting with 3 STNL owners about whats going on with their buildings - One has a 2032 Lease Expiration (DARK) - One has a 2030 Lease Expiration (DARK) - One has a 2028 Lease Expiration (wants a 5% cap, has below market rents) Interesting 🧐

Junior brokers should work buyside until they realize it’s a huge waste of time. There’s an unlimited pool of buyers willing to pay under market. Inexperienced agents leap at these time wasting opportunities. Focus on Sellers / Landlords!

@elonmusk You guys should do expense reconciliations on all of the GSA Leased Real Estate that’s privately owned. There’s a LARGE % of owners that overcharge GSA leases on OPEX because they’ve gotten away with it.

Not even one government building was found to be even half occupied! That is crazy.

@JoeCassandra It’s what you make it! Had the best childhood traveling all over with my dad playing baseball. Learned later in life this was a thing. We had so much fun, I’d do it all over again if I was in his shoes.
