Just got off the phone with a friend who’s on a college tour with his daughter. One of the stops: The University of California, Santa Barbara. I will just say this: When I was a student at Santa Clara University, we used to sometimes drive down there. In all my travels since - including Vegas/Thailand/Greece - I have never witnessed anything like what I saw at UCSB. It’s been a while, but I’d never seen that level of partying before, or since. Those Isla Vista kids are just next level.

Broker: I checked all the comps closely, and it's worth between $6M and $6.2M Seller: What are you crazy???? What are you talking about?? This is the best property in the whole market! Broker: How much do you think its worth? Seller: $9M, easy. I don't want you to bring me any offers under $9M! Broker: That's around a 4 cap, sir -- I don't think that's where the market is. I have been doing this for 24 years and I know the market well, and I don't think it will sell for that. Seller: QUIET!!!! You don't know!!! This is a special property. I don't care what the comps say. Comps Shmomps! Do you want the listing or not!!! Broker: Yes, I want the listing, but I also want this to be a successful process for you as my client. I don't what us to spin our wheels - I want what is best for you. Seller: What wheels??!! The other broker told me it's worth $12M!!! Should I give them the listing?? Broker: No, sir -- I will do my best. Thanks for the opportunity. Seller: Great! Please send over the listing agreement, at 3% commission. I have a broker licence too, so I get 1%. Broker: I am sorry, I can't co-list it with you. Seller: Silence!!! I didn't say co-list. I have a real estate license. So I get 1% of it. If I bring buyer I get 2% Do you want it or not?! Broker: Ok, sounds fine. Will send it over.

Remember our car accident 10+ weeks ago? Guess what? They didnt have insurance, shocker No Habla English, one of the passengers (prob driver) disappeared from the scene. They gave the police a fake insurance card No accountability, no consequence We were just sitting at a red light. Wife had a concussion and back pain for 6 weeks Our car, which MY insurance is paying $18,000 to fix (won't total it) has now lost half its value due to an accident See this homie with the mask? He disappeared before the police showed up left a lady behind. So we take a loss, my wife is hurt, my insurance will pay up but of course raise my rates to cover it and the other party just gets to walk away with a totaled cheap ass car. Pisses me off - if I tried to pull that shit off I would prob be arrested.

I’m speaking at my alma mater tonight, Santa Clara University, and I was chatting with a senior who is 22 years old a bit ago. I told him something that made him look confused. I said, “You’re a time billionaire.” He had no idea what I meant. We started talking about how fast time goes by, and how important it is to really enjoy the stage of life you’re in. Like most 22-year-olds, he listened politely but it didn’t really land. So I tried explaining it a different way. I told him I’m 46 years old. And if someone offered me a billion dollars right now, or the chance to be 22 again… I would choose to be 22. His jaw literally dropped. I think it clicked for him. When you’re 22, you think money is the ultimate form of wealth. But the truth is that time is the real fortune. And at 22, you’re a time billionaire.

Thanks to a new state approved program, residents can now run food and drink businesses straight out of their private homes - kitchens, backyards, residential streets, strangers lining up outside. No restaurant zoning. No commercial build-out. No neighborhood vote. The same state that: • Shuts restaurants down over paperwork • Buries small businesses in fees and permits • Screams nonstop about “public safety” Is now saying it’s totally fine for random people to sell you food out of their living room. They’re calling it “community.” They’re calling it “connection.” This is what happens when a state can’t govern anymore - so it lowers the bar and calls it progress. Only in Gavin Newsom’s California would this be framed as innovation instead of chaos. Would you eat food cooked in a stranger’s house - or is this another line California never should’ve crossed?
