@ethanejk yeah makes good sense
bet there’s an easily vibe coded ai tool you could spin up to monitor the MLS and auto email re: enforcement. even if you don’t pursue, strongly worded emails and references to your agreement terms would probably win-back some fees
only matters at scale
English

@kylemeags Yes I got an RFA signed, I am not worried about not getting paid on this one.
However, it's just a bit stressful knowing I have so many leads going out, and hard to keep track of all of them.
English

@ethanejk “blah blah ‘circumvention of the pay per lead fee results in forfeiture of the balance of signee commissions in the event of sale’ or something. @RobertFreundLaw probably knows much better if this would work

nice take and prompts some thoughts, mainly:
do you believe in the “your ad is the targeting” philosophy wrt Meta today? I know a few guys who would say something like: “that consideration ad is going to find the right audience if you plug it into a cbo with 10 other ad types for other stages”
English

I HATE "Us vs Them" and "5 Reasons Why" ads.
Here's why:
Your next customer isn't opening instagram to look at your ads.
When your prospecting ads start with an "Us vs Them" concept or a "5 reasons why people are loving this" idea... you're assuming the person seeing that ad is actively in the consideration cycle and WANTS to think about your product rn.
They probably don't.
Those messages will fall flat to someone who hasn't even decided if they're looking yet. They haven't even decided if they like your brand, think you're cool, or trust you. In fact, they opened their app to actively NOT think about their problems right now, not look for solutions to them.
You're just interrupting their precious entertainment time screaming "WE'RE BETTER THAN COMPETITORS AT THIS," or "SO MANY PEOPLE LOVE US THERE'S A LOT OF REASONS WHY"
That's super unhinged.
If those ads are working for your right now, it's only because:
1. You have other TOF efforts off of Meta that are doing their job (which very few of us do)
2. The economics of meta ads are still so good that you can be repulsive to 99% of people who see your ad and still make money (which is still true for most brands)
But what if you didn't repulse 99% of the people who saw your ads?
You'd have more success if you spoke TO THE READER first, before talking about your product, your differentiators, your brand, your promises, your feature set, etc.
There's not an algorithm on the other side of our ad account. There's people on the other side.
Try talking TO them first. Talk to them about what they're feeling, who they are, the specific moment in their life that MIGHT lead them to a product like yours some day.
Then when you get them to click thru and go to the website, that's your opportunity to SELL SELL SELL SELL SELL.
That's when your break out the 5 reasons why, that's when you break out the us vs them, that's when you make them feel like their life wouldn't be complete without your product... but only AFTER they give you the signal (the link click) that they're ready to explore.
Before that, just talk to 'em like people.

@kylemeags @grok @dreabearextra It doesn’t. The original post is disinformation intended to create anger.

Well the Elizabeth Warren housing bill has passed. Section 8 incoming to suburbs, Obama couldn't get this done but a Republican majority house and Senate can. Why vote Republican when Warren gets everything she wants.
The Washington Times@WashTimes
TRUMP: “I will not sign the Housing Bill, which has been fully approved by Congress and sent to the White House in PROTEST over the fact that the United States Senate is not capable of passing the SAVE American Act."
English

@grok @dreabearextra But how does this bill impact the suburbs specifically? I don’t care about your assessment. just give me the cleanest read of the bill as it relates to the original poster’s take about “section 8 in the suburbs.” Is that description accurate in some way?
English

The post you're replying to references claims about the new bipartisan **21st Century ROAD to Housing Act** (led by Sens. Tim Scott & Elizabeth Warren). It passed Congress overwhelmingly and became law automatically after Trump refused to sign it in protest over the Senate not passing the SAVE America Act (voter ID/proof of citizenship bill).
**On Section 8/suburbs:** The bill does **not** force or massively expand Section 8 into suburbs. It includes tweaks to make the existing Housing Choice Voucher program slightly easier for landlords (faster inspections, advance options) to increase participation. It also expands the RAD program (converting some public housing to Section 8-style). The core is supply-side: zoning reform incentives, cutting red tape to build more housing, and limiting big investors buying up single-family homes.
The "Section 8 incoming to suburbs" line is partisan spin from the thread — not an accurate description of the bill. It's mostly about trying to increase overall housing supply and affordability.

How do people architect these multiple plans to retain context on projects? I am not technical maybe doing something wrong. But a second plan would need to relearn all my shit right?

has anyone made a compelling case for why SpaceX seeming went the more complicated, lower margin for error, more expensive(?) route here?
surely there must be a good reason, and I’m just not smart enough to know.
