Coinbase and Fannie Mae have partnered with Better Home & Finance to launch Bitcoin-backed mortgages, and the implications are bigger than most people realize.
Here’s what’s actually happening:
Instead of selling your crypto to fund a down payment (and triggering capital gains taxes), you pledge it as collateral. Your Bitcoin stays yours. Your home purchase closes. No taxable event.
But here’s the part people are missing on rates:
The early pricing shows a 0.5–1.5% premium over conventional loans. That’s a first-mover tax, not a permanent feature. Think about the collateral math: a buyer pledging $250K in BTC to secure a $100K down payment loan gives the lender 2.5x overcollateralization. That’s stronger security than almost any traditional mortgage structure.
As this market matures, expect:
Rates to fall potentially below conventional loans
PMI to disappear as crypto collateral satisfies LTV thresholds
Real affordability gains for crypto-holding buyers
And here’s the tax arbitrage nobody is talking about yet:
Borrowing against your 401K or stock portfolio to fund a down payment? That interest is NOT tax deductible. But this Bitcoin-backed mortgage is structured as a real estate loan, meaning the interest very likely IS deductible.
So people are going to buy Bitcoin specifically to use it as mortgage collateral to avoid PMI, get a deductible loan, keep the upside, and pay no capital gains. That’s not a workaround, it’s a strategy.
