A duplex on Lofty just sold! 440 Louden Ave cleared at $69.91/share, giving investors a 39.82% gain in 25 months. But the return isn’t the only interesting part. Investors bought $50 shares of one specific duplex, fully occupied and half a mile from the ocean in Dunedin, FL. The original owner stayed on as property manager after selling part of his equity to investors. He didn’t want to sell the whole property or refinance, so Lofty gave him another option. Investors earned daily rent distributions. Over the hold, $45,348 went out to investors. Then investors voted to sell. The property closed. Everyone got their share. Buy. Earn. Vote. Exit. At @lofty_ai, we usually start testing new ideas using a manual process. It helps us move quickly and figure out if an idea actually resonates with users or not. Sometimes they do, but because of other priorities, we end up operating that manual process for far longer than we'd like. Introducing our new off-ramp and withdrawal flow. Users can now click 2 buttons and complete withdrawals for their rent balance or account balance to their connected bank accounts. There is also built in tracking to tell you the status of your withdrawals. Standard off-ramps are also free now (3-5 business days) through ACH while the express option (1 business day) costs 2%, down to 1% if withdrawing above $10,000. This has been a big bottle neck for the platform as users had to fill out a form manually and learn how to operate a crypto wallet to send funds to us manually. According to our support metrics, 75% of all customer support requests were regarding how to perform this step properly or getting an update on the status of their withdrawal. No more! A property on Lofty just sold, delivering a 36% return including rental income and after all closing costs. But the return isn't what excites us the most. It's how the sale actually happened. 3106 Quiet Lane in St. Louis was a cash-flowing rental property, owned by more than 100 investors and acquired at the peak of the market in early 2022. One of them decided it was time to sell. They took a step many real estate investors never get to take: They created a governance proposal. The other owners discussed it, voted on it, and it passed with over 60% approval. After that, the owners worked directly with the property's agent, made repairs before closing, found a buyer, and completed the sale. Shares went from $50 to about $68, including the rental income paid out along the way. That's co-ownership actually working. Not a fund manager making decisions behind closed doors. Another land parcel on the Lofty marketplace in Pigeon Forge, TN just delivered investors a 24.5% realized return in only 10.5 months! 🌄 💸 Dustin, a third-party seller, listed a land parcel on the Lofty marketplace to sell equity to investors. He paid a 10% annual yield and included a buy-back clause allowing him to repurchase the equity at a premium within three years. 10.5 months later, Dustin exercised the buy-back in order to sell the parcel outright. Investors walked away with an 24.5% total return over the 10.5-month hold.
