A friendly reminder: The government charges on average $240,000 or $401 PSF of taxes on each new condo unit. 7 reasons why there is a better way: 1. The city needs taxes yes of course but because politicians are incentivized to stay in office they push policy on transactional taxes which are more publicly acceptable which will allow them to stay in office. But: 2. While the rest of the world realizes reoccurring revenue is valued the highest because it’s guaranteed yearly cash. 3. Our city continues to be reliant on transactional taxes. Remember: 4. This is all while we have some of the lowest property taxes in the country. 5. Property taxes are an annual reoccurring revenue. 6. Development charges, Sec 37s, levies etc are a transactional taxes. 7. This means that when the housing industry enters a recession so does the cities revenue.

@JShamess Wow! $401 in additional per sf, we'll add that as a placeholder for preliminary pro forma. We could see that being an issue for pencil out in continue high interest rates

Waive purpose-build rental for #affordablehousing. The market should drive #cre rentals as it works in the United States. As CIBC states economics don't work in Canada, risk is high so waving HST won't increase rental. lnkd.in/gA5nq-kS
