“We are going to keep our primary home as a rental. It’ll get us $500 a month of cash flow” Um… are you sure $6000 a year is worth it when you have to keep $550,000 trapped there $550,000 of would yield you 4x that in treasuries…

I’ve known hundreds who have done well in real estate. Optimal doesn’t always mean optimal for everyone-it’s not about pure numbers. It’s about investing in something that prevents your behavior from sabotaging the investment. For some people that’s real estate. For others it’s not. Step 1 is knowing yourself. It’s much more nuanced than just our optimization of numbers/returns

@milmillinetwork @TKopelman That $600k would yield a ton more opportunity in the markets or paying down the other mortgage. People can have their opinions and feelings, but the facts and numbers are what they are. I've only known one client who did real estate well, yet he was terrible in the markets.

Depreciation: passive losses not being used Appreciation: yes, but looks way better with less equity. Average 3% growth on a house with $550k equity looks looks way worst than 3% growth on the home with $100k of equity (way higher ROE) Debt pay down is a nice add on Much better off selling, taking the capital gains exclusion, and using those funds to buy multiple properties
