@RoyceEdwards @LeadingReport Two issues with your claim. 1, that gentleman's real estate companies have filed bankruptcy multiple times. 2, most Americans wouldn't have a lower monthly mortgage, they would just buy a more expensive house because they could afford the 50 year mortgage.

In all fairness, yes the interest rates would be higher than a 30-year loan but the monthly payments would be manageable. I'm 65 years old and if I take a 30-year mortgage on my current house, or sell my house and purchase a new one with a 30-year mortgage, I probably won't pay it off before I die. So I think the argument about not being able to pay your house off is ridiculous. Ideally, a younger person or couple will see their salaries increase over time due to promotions based on their job experience. As their income increases they can pay down their mortgage, the same way lenders have always done when they have extra money. In the meantime they're not wasting money paying rent but are paying into an asset that they own which is increasing in value. I think a 50-year mortgage should be seen as a valuable option and it gives me confidence that a gentleman who has spent his life acquiring and developing upscale real estate sees the value in this.

If you were in the market for 5090 or 5080 and couldn't get one, do yourself a favor and consider a used 4090. In LA I am finding plenty of 4090s for sale in the $1400+ range (which is below MSRP) and it's not like the card suddenly became "slower"... and for those who paid $1400 for 5080s... bought a slower card by a fair amount for the same price... multi frame Gen or not, it's a hard swallow to spend any amount near a 4090 for a 5080
