The family of the late billionaire poultry farmer Nelson Muguku is in talks to sell The Waterfront Karen Mall in a deal that could reach Sh9 billion.
The 200,000 square foot mall sits on 13 acres within a larger 50 acre property in Karen and was valued at Sh3 billion when it opened in 2018, with Naivas currently serving as the anchor tenant after Shoprite’s exit.
The sale comes as wealthy investors reduce their exposure to large malls following slower traffic, weaker rental returns and the continued growth of neighbourhood shopping centres and mixed use developments.
The Muguku family built the mall after selling shares at the Nairobi Securities Exchange and moving more of its wealth into property, but it is now said to have a serious buyer on the table as talks approach the final stages.
