@sands659 @KimChiSpicey How am I leaving them to do anything? It’s not my fault real estate investors expect double-digit IRR. That’s why I’m telling you the market won’t save us. Homes will never be like the widgets in an imaginary perfectly competitive market. Land isn’t fungible, for one thing.

@sands659 @KimChiSpicey What’s entitled is mostly very high density. SF has just done a big upzoning of most of the city, and everyone knows it’s not going to make housing development feasible at a large scale until interest rates come down and/or rents get even higher.

@perlavolonta @KimChiSpicey That is the biggest reason why new houses aren’t built. Country wide, yes, they are at about 19% of income, down from 22% in 2023. We also are building twice and many houses as we were 10 years ago, due to zoning reform.

@KimChiSpicey @perlavolonta That’s just bullshit. If they are allowed, builders will keep building until it’s unprofitable, and in places with massive housing shortages, that can take years. After that, sure, but by then most people will have better and cheaper houses, which is a very good thing.
