Thinking about buying a home? Waiting for interest rates to drop could cost you the home you really want—and tens of thousands over the life of your loan. Here’s what’s really going on in the 2025 housing market: Interest rates are sitting in the mid-to-high 6% range Experts say rates might dip slightly—maybe into the low 6’s So let’s do the math. 🏡 Wait for rates to drop 0.5% = save ~$200/mo 📈 But if home prices rise 2%, that same house costs $12K+ more 👥 And with more buyers flooding in, competition skyrockets That’s a bad trade-off for most buyers. Instead of waiting, smart buyers are leveraging a 2-1 buydown loan: Year 1 = 2% below current rate Year 2 = 1% below Year 3+ = full locked-in rate (ex: 6.75%) 🎯 The goal? Lower payments now, then refinance if rates drop But here’s the catch: there’s no guarantee you’ll be able to refi. So you MUST be comfortable with the full payment in Year 3. Some buyers who bought in 2022 with this strategy assumed they’d refi… and now they’re stuck. Just had my second dream in 30 days where @lildickytweets was my boyfriend. Either the Universe is telling me something, or my subconscious (and conscious) really appreciates a hilarious Jewish guy who can rap and cares about the planet. I respect it. Also note in the dream that a random guy trying make Dave jealous, gave me his phone number printed on a bag of sour gummy worms like a business card. Men, although “dream guy” was a tool, I think this is something you should start practicing in your pick ups. Thank you.
