Angelenos are being priced out of the neighborhoods they love. Housing is too scarce, too expensive, and City Hall moves too slow. My plan cuts through the red tape to fast-track housing, lower costs, and make it possible for families to stay and thrive in LA.

LA is so wild, lol. This was a comment on an LA City Councilmember's post. I clicked his profile thinking he was a developer, but no, he's a famous celebrity hair colorist.

@neilblock Listen man, this is pretty stupid. I know you don't know me but you are trying to mansplain something that I know a lot more about than you do. Requiring commercial at this site would absolutely not make this project non-viable.

@neilblock Yet two other buildings on the same street were able to figure it out without a problem. I really don't care about developers maximizing their profits while destroying a block on a commercial street. SB-79 has changed the math so much that plenty of other Devs can make it work

@neilblock Nobody said anything about requiring a Walgreens in a building. You obvi are not from around here and have no concept about what kind of commercial is on what kind of street. But you are very confident.

@neilblock @animalcircuits @mnolangray @hanlonbt You are seeing bottom up developments because Safeway and Costco already own the land so they don't have any land development costs and a lot of the times the one story building already on the land is 40-50 years old and already outdated.

@neilblock @animalcircuits @mnolangray @hanlonbt Please...... Restrictive zoning, inclusionary housing, permitting fees, and permitting delays is why he have a 40 year housing deficit. Requiring commercial on a commercial street is not one of them........

@rocknsock4 @animalcircuits @mnolangray @hanlonbt Making demands of a property owner that voluntarily wants to pay to build housing, such that the result is “waiting for a different project” is exactly why we’re in a 40 year housing deficit

@rocknsock4 @animalcircuits @mnolangray @hanlonbt Requiring commercial would just make it not pencil, & not get built at all. We need to reduce the underlying costs and regs, so projects don’t have to be these massive institutional behemoths to get done. The more demands we make, the more expensive to build, bigger banks needed

@mnolangray @hanlonbt South Pasadena currently has an approved but non-financially viable project on a parking lot next to the train station. Because of SB-79 it is currently in escrow and a bigger project is about to be submitted.

• The main culprit is Capsaicin, the chemical that gives chilies their heat. But here is the secret: it doesn't actually burn your tissue. Instead, it binds to the TRPV1 receptors in your digestive tract, which are your body's dedicated pain and heat detectors. • Once capsaicin hits those receptors, your brain gets tricked. It thinks "We just swallowed a dangerous toxin!" or "The gut is literally on fire!" To protect itself, your GI tract hits the emergency eject button. • To flush this "toxin" out as fast as humanly possible, your intestines ramp up their movements (hypermotility). It pushes everything through at lightning speed, meaning your colon doesn't have the time to absorb water from the waste like it usually does. • Fast transit time + zero water absorption = liquid stools Follow @DocPriyamMD for more daily medical breakdowns and health literacy

My cousin asked: 'Doc, if diarrhea is caused by a virus or bacteria, how come eating really spicy food gives us loose stools?' I am surprised most people don’t know the actual mechanism behind this

@aarmlovi @MarcDunkelman @ezraklein @cayimby I've heard that 9,000 units have already been entitled under last year's AB 130. Clean reforms work. Here's our original proposal that we pitched Asm. Wicks. I'm glad her team pushed for a 20 acre max size!

The legislature was apparently listening ⤵️ AB2741 - which would have overturned the New Commune V Redondo decision - unceremoniously died in committee yesterday. Mid cycle Builder’s Remedy is back in vogue!
Dave Rand@DRand2024

As I think more on it, I am becoming less charitable to cities. Is it so bad that we get more units when a court of law finds a HE violation? Municipal good faith aside - why not just have more homes when the courts say there is a legal flaw? We could really do without AB2741.
