@neilblock Listen man, this is pretty stupid. I know you don't know me but you are trying to mansplain something that I know a lot more about than you do. Requiring commercial at this site would absolutely not make this project non-viable.

@neilblock Yet two other buildings on the same street were able to figure it out without a problem. I really don't care about developers maximizing their profits while destroying a block on a commercial street. SB-79 has changed the math so much that plenty of other Devs can make it work

SB 79 hasn't even taken effect yet. Wiener dedicated seven years to passing the largest upzoning in California history, fighting the biggest special interests in Sacramento, securing bipartisan support, scrutinizing the details, and passing it with a razor thin 51% margin.

@neilblock Nobody said anything about requiring a Walgreens in a building. You obvi are not from around here and have no concept about what kind of commercial is on what kind of street. But you are very confident.

@neilblock @animalcircuits @mnolangray @hanlonbt You are seeing bottom up developments because Safeway and Costco already own the land so they don't have any land development costs and a lot of the times the one story building already on the land is 40-50 years old and already outdated.

We need to reduce the underlying costs and regs, so projects don’t have to be these massive institutional behemoths to get done. The more demands we make, the more expensive to build, bigger banks needed

@mnolangray @hanlonbt South Pasadena currently has an approved but non-financially viable project on a parking lot next to the train station. Because of SB-79 it is currently in escrow and a bigger project is about to be submitted.

As I think more on it, I am becoming less charitable to cities. Is it so bad that we get more units when a court of law finds a HE violation? Municipal good faith aside - why not just have more homes when the courts say there is a legal flaw? We could really do without AB2741.
