Vous ne comprenez pas à quel point les boomers sont riches par ici. Un enseignant dans les années 80 a le niveau de vie d'un chirurgien spécialiste aujourd'hui. Je vous le montre : un couple de profs agrégés en 1980 à 30 ans. • Salaire cumulé : ~16 000 francs (2 400 €). • Prix m² Paris : 7 000 francs (1 060 €). Sans héritage, ils achètent un 90 m² (4-5 pièces). Le même couple d'agrégés (30 ans) aujourd'hui • Salaire cumulé : 4 600 € net. • Prix m² Paris : 10 600 €. Aujourd'hui, le même couple gagne 4 600 € avec un prix à 10 600 €/m² : ils peuvent s'offrir un studio. En 40 ans, l'immobilier a été multiplié par 10, leur patrimoine a été multiplié par 10, pas nos salaires. Aujourd'hui, l'appartement des boomers vaut quasiment le million d'euros. S'ils le louent, c'est 3 100 € par mois, plus que le salaire d'un prof 💀. Mais ce n'est pas tout : combien ce couple touche-t-il en retraite ? 3 500 € par mois chacun. Ajoutez l'appartement en location, c'est 10 000 € par mois de revenus : • Sans travailler. • Sans enfant à charge. • Sans emprunt immobilier à rembourser. • En étant partis 7 ans plus tôt qu'aujourd'hui. • En ayant eu un taux de cotisations beaucoup plus bas. Ils ont eu une vie extrêmement facile. Pour avoir le même niveau de vie qu'un couple de prof en 1980, il vous faut 13 000 € net par mois. Autant dire que le travail ne paie plus : soit vous héritez, soit vous n'aurez rien.

But if we look back 100 years, I can see that shares of large companies have shown a long-term growth trend. That is why a knowledge in investing is a must. I am fan of Warren Buffett and his value investing concept. Buffett believes every company has an intrinsic value, independent of its current market price. This value reflects the company's long-term potential for generating cash flow. He estimates intrinsic value through fundamental analysis, considering factors like earnings, cash flow, competitive advantage, and management quality. After a short Sunday nap, I vibe coded an ultra realistic flight simulator with Cursor and Three.js in 40 minutes. It has some bugs and flaws, but I’m somehow satisfied with the realistic scenes. It obviously runs in the browser.
