@ryanxbuilds Yeah they don't. Actually I've only seen a few over 20%. It comes down to location imo. And timing. CAGR unfortunately doesn't account for the timing effect. Meaning when you buy right before a boom or when rates are early really low.

I suspect that in many instances buying a home solely for personal use isn't the "best" use of capital. 😳 Yes I went there. If, accounting for expenses, renovations and non monetary benefits and expenses you are yielding 3% p/a and avg inflation is at 6%...

The single most profound thing I’ve heard regarding United States position in global politics is this: There is a single place the entire world looks to for media in every format across every single platform. One place where 1/2 of all patents are created. Where world elites strive to be educated and where opportunity is infinite. Where the entire world looks when a global conflict arises. Where talented artists go to flourish and creativity is found in every industry. The United States. We can add a multitude of problems on top of our endless list but it’s going to be pretty difficult for anyone to replicate what we have built. That’s always made me feel a lot better.

In 2020 we were given an opportunity to invest in a great hotel project on Disney property. It was a tough fundraising environment, but this very reputable GP was oversubscribed. The good ones usually are, regardless of market conditions. Performance now that project has been delivered: Investors will receive 11% - 13% cash returns (paid quarterly) and will hold for 20+ years (unless an opportunistic sale emerges). In 2023, investors also received $25k of depreciation for every $100k invested. Identifying strong GPs in a sea of mediocrity is tough. We haven’t always picked winners, but we continue to get better at recognizing them.

@guruintraining_ I feel like 8% growth for real estate is high, even if we have seen that since covid, I believe that's not the norm. Isn't the average growth rate of real estate 4%-5%?
