@Storage_Venture I’m shocked at how hard it is for people to pick up the phone and be good at just talking to people.
I’ve been calling some old leads and making new calls and it’s just really the best and only way to find good deals.

Most storage "gurus" have never raised rents in their life.
Maybe the owned a facility in 2021 that was third party managed. Maybe.
They sell you theory because they've never once felt the fear of sending that letter or talking to an upset customer.
If your mentor can't show you a rent roll, they are a content creator. Not an operator.
Careful out there folks.

$100k on one deal is insane.

Had a New Mexico facility under contract at 500K.
Didn't fit my buy box.
Tried to wholesale it at 525K with owners permission. Couldn't move it. Let it go.
Found out another wholesaler picked it up 2 months later for 550k and assigned it for 650k.
Made $100K on the deal I walked from.
Lesson? I'm not a wholesaler. Know what game you're actually in.

A serious first pass on a storage deal used to take me 2-4 hours.
Now it takes no more than 20 minutes.
I built an AI project that reads the OM, pulls county data, builds a 5-year pro forma, and flags every line where the broker’s expenses are fake.
The ROI isn’t the time saved.
It’s the deals I see now that I used to skip because I didn’t have 4 hours to spend on a maybe.
More deals analyzed = more value-add stories found = more LOIs written.

Sold a self-storage facility today.
Bought April 2024 for $475K cash
Sold April 2026 for $750K seller-financed.
Here's the full deal breakdown 👇
Funny enough, we sold the facility back to the same owner we bought this from! A true win-win story.
Details:
-Near vacant brand new climate-controlled conversion. -Owner converted an old furniture store and didn't have the bandwidth to spend time in operations and lease up. We did, so we purchased it.
-All cash purchase
-South Carolina market.
Acquisition Purchase price: $475,000
2 years of NOI during lease-up : $61,886
Capital Recycle 10 months after purchase:
Cash-out refi: $200,000
Pulled 42% of my basis out tax-free at month 10 and that capital went straight into the next deal
Exit Sale price: $750,000 (58% price lift)
Buyer Down payment: $200,000 (paid off the refi loan)
Note I hold: $550,000 @ 5%, balloon due April 2027
Prepaid interest collected at close: $27,500
- We collected prepaid interest for the year so we could re-invest the interest funds. This actually takes our 5% interest to double digits, while keeping buyer's interest payment reasonable.
The Returns:
Total profit: $364,386
Equity multiple: 1.77x
Annualized return: ~38%
IRR with refi factored in: ~42%
The Playbook:
- Buy cash in secondary markets - sellers trade price for certainty (doesn't have to be your cash!)
- Stabilize operations for 6-12 months
- Refi at conservative LTV with relationship lenders
- Exit with seller financing to maximize price + collect yield on the way out
This was a super small facility (about 10k rentable sq ft) that we bought for the price of a single family home in a many markets.
Nothing about this was sexy. It wasn't a home run. It was a simple, small deal that produced a profit.
