@Jacob_Naviaux This is an awesome story about understanding fundamentals. So what you would you suggest someone like myself do when we bought into 500k and misjudged our expenses? Im sitting on a heap of credit card debt due to misjudged expenses and salary and the banks no longer want to help.

4 years ago my wife and I bought this house as a primary residence for $2.65M. At the time, we were netting about $120K per month and had been doing that consistently for quite a while. We had more cash than we knew what to do with, so putting down 25% and taking on the mortgage payment felt very comfortable. Back then, every long-term financial decision went through the same filter: “Even if our income dropped by X%, are we still totally fine?” That framework gave us confidence. But in hindsight, I underestimated how much of our income was tied to things we didn’t fully control. Over the past 3 years, our wholesaling company—which was our primary source of income—dropped by roughly 90% due to the supply squeeze. We adapted. Flipping, lending, and still wholesaling. We’re doing well, just nowhere near where we were. That experience completely changed how I think about debt. I realized how much of my confidence was built on business success continuing indefinitely. Since the Fed started aggressively raising rates in early 2022, a ton of real estate professionals have left the industry. It easily could’ve been much worse for us if we had layered on lifestyle debt during the good times. I’m incredibly grateful we didn’t finance expensive cars, vacation homes, or other liabilities. The primary residence was really the only debt we took on. Now we’re planning to sell it in the next few months and use the equity we’ve built through renovations to buy our next primary all cash. Lower burn. Lower stress. More flexibility. Debt feels totally fine on the way up. But discipline is what keeps you alive on the way down.

Why the fuck is it so difficult to get a consolidation loan? These banks will just hand out credit lime candy until you get jammed up and your credit score drops. I just want to pay off the fuckin cards with a reasonable interest rate ffs

Multiple things can all be true at the same time. 1 - Terry sucks at talking and sounds like an idiot, even when he's trying to make a decent point. 2 - Keon seems like an idiot and has had multiple chances to grow up, and doesn't seem like he has, while the majority of his peers in the same situation do not have these issues 3 - We (I'm accused of this as well) often blame a singular person for the decisions of a group of 20-plus coaches and front office staff, and a GOOD GM works within a consensus on this stuff, which is all crazy Uncle Terry was poorly articulating. But the media lacks nuance. People grasp at headlines and quick snippets. It's not a problem when it's just sports talk that doesn't impact our lives, but this is also how we consume politics and things that actually matter.

Why are you all talking hypotheticals like he clearly was going to lose the ball?? He lost the ball from the DB taking it off Cooks bouncing on his back. Did Adams establish himself as a runner in this Rams game?

Cooks didn’t establish himself as a runner so he has to survive the ground with possession. If there was no DB on this play and here merely loses possession on the first roll as he hits the ground, we would agree it’s incomplete. Therefore, this is an INT.

What is all the nonsense today with Cooks? If the ball just popped out, if there was no defender... there was a defender, and the ball didn't pop out. It was grabbed by the defender once Cooks made contact with the ground on his back.

How does it make sense that a defensive back gets 5 yards to jam a receiver, but the receiver only has 1 yard to get him off? How is this even a rule? Has to.go both ways...

No. It doesn't. It's tomlins roster. Refusing to play Roman Wilson, offense not ready to play, slow start, defense staring at nothing. If you haven't seen this before several years in a row, you're clearly not watching the games.
