After seeing @memeland and @Azuki drops I have more conviction in @doodles then ever. I'd much rather back a team that goes silent to actually deliver A+ products then one using hype to extract millions from this space & deliver subpar. Say what you want about doodles but everything they have delivered is as good, if not better then any other team.

Very cool floorplans (and cross section) from a conversion: The 3rd floor has corridor. Each unit has Living Room & Kitchen on that level. The stair go UP/DOWN on either side This allows for recapture of hallway as rentable space to decrease loss.

While not in a Historic District (its one block over), this is a good example of the inverse of what landmark protection does. What would otherwise be a 4600 sqf single family home, now the full 10,000 sqf FAR are used (with the neighbors FAR) to build 10 condos over 16.5k sqf.

Residential development in LA doesn't follow the rules of everywhere else in in the country. Looking at brand new construction, today I've come across: - Living Room-less apartments - Countless 5-6 bedroom units - A building with no windows in living rooms in any unit

@CohenSite They should provide a kitchenette +living room instead and a communal kitchen for the building for proper cooking. That large kitchen+food court style eating nook doesn't make sense.
