Do whatever you can to own a few properties like this before you’re 30.
Sounds hard, but it’s really not. There's so many ways to do it. You just have to figure one of them out.
You could literally never buy another rental property, and in 25 years have over $1 million worth of real estate other people paid off.
Or keep stacking more and more.
Either way, future you will thank you.

Townhome. Bought it using $275,000 as the ARV based on the most recent closed comps in the community, which closed a few months prior to my purchase.
There was one active townhome sitting at $295,000 when I put it under contract. I just figured it was sitting because they were overpriced by $20,000.
That was a mistake.
Townhomes and condos have gotten hit much harder compared to single family on average across the board.
Being way more cautious on these now. If there aren’t multiple very recently closed comps — and ideally pendings showing what’s happening now — I’m slashing ARVs pretty dramatically.

At what price point do you start considering financing instead of paying cash?
Hard for me to justify dropping $60k–$80k cash into a depreciating asset when I know that money could 10x elsewhere.
