130,000: ✅ The number of new housing units @GovernorShapiro says we need to dig out of the statewide housing shortage ✅ AND the number of new homes *above-baseline* that PA needs to build by 2030 to avoid losing another Congressional seat

@jongeeting Hmmm maybe the city, land bank, PHA et al should stop letting shells rot to the point of demo. God forbid they let someone repair them

The Governor may want to engage in the “built or preserved” metrics-muddying we see with Mayor Parker’s housing plan, but when you factor in the reapportionment-related needs, they are much less forgiving. Not losing in reapportionment requires 130,000 honest-to-God new units

@axballoon So many people have called me after this story. We’d solve that pretty quickly.

I really love the City of Philadelphia Storefront Improvement Program. It’s truly a model. I’ve lost count of how many SIP projects I have done (probably in the 40’s) but I’m glad to be doing one again.

Two entrepreneurs featured on an X video series have been under investigation over their past venture, RAD Diversified REIT, as I reported last month. Now Florida’s AG is calling it an apparent ‘Ponzi scheme’ and has issued subpoenas. barrons.com/articles/rad-d…

My conservator client successfully caused title to the abandoned house at 1928 N Newkirk to be returned to the estate of the deceased owner. The Estate is looking for buyers who can renovate the structure. #Act135 #conservatorship #deedfraud

@realEstateTrent The governing body really needs to require quieter balls and paddles. The biggest problems is the increasing number of lawsuits over noise. It’s a real problem. And quieter options exist.

Pickleball?! It’s a bit of a silly name - and I hadn’t paid much attention to it. I mostly dismissed it as a fad, something not all that serious or mainstream. But my opinion completely changed this week. I attended an unrelated city council meeting, and to my surprise, much of the room was filled with people holding pickleball paddles. The issue on the table? Some neighbors were frustrated by the noise, and the city was considering reducing the hours of play or requiring quieter paddles. One by one, the pickleball players stepped up to the microphone to address the council. I wasn’t expecting for what I heard. Retirees shared stories of newfound friendships and community after picking up the sport just a few years ago. Younger folks talked about how they finish their workdays and head to the courts to reconnect, unwind, and play with others. Men. Women. Long-time residents. Immigrants. Executives. Blue collar. White collar. They came up in groups, sharing how much this sport has meant to them, how much community it has created, and how (yes, pickleball) has changed their lives. The passion in that room was undeniable. You could feel it. It was real. And I realized this same thing is happening in communities across the country. This isn’t a fad. It’s not to be dismissed. It’s a huge market, and it’s here to stay.

My conservator client worked with the owner of an abandoned house in Manayunk and with HUD to amicably deal with the blight and squatters. New owners will undertake full remediation, and HUD will get substantial payment on its mortgage. #conservatorship #ACT135 #HUD

I am disappointed that Drexel University is targeting food trucks. If you went to Drexel, you know that these food trucks have the most delicious and affordable food on campus. I urge Drexel to reverse course. If not, I will explore legislative options to protect these small businesses.

@realEstateTrent It will be chilly this time of year. Low 70s and when wet not ideal. I prefer Baha Mar if have younger kids as the kiddie area is nicely contained in one area.
