AMD announced a new set of desktop CPUs during CES 2024, but it looks like the latest low-end options will cost you some of your PC's performance. According to reports spotted by Wccftech, the new AMD low-end CPUs will offer PCIe 4.0 x4 functionality for GPUs and PCIe 4.0 x2 for M.2 lanes. This means that the new Phoenix 2 specs will essentially half the performance capabilities for M.2 SSDs and discreet graphics cards from AMD and Nvidia, like the newly announced Nvidia 40 Super Series. It's disappointing to see this kind of offering in the newest CPUs, even those that fit into AMD's low-end spectrum. This is especially true, considering the previously released Ryzen 7000 included PCIe 5.0 x16 dGPU lanes. As a big fan of AMD's offerings in recent years, I'm very surprised to see the company taking a step backward like this. Still, some of the new AMD CPUs should offer more than enough power to support high-end graphics cards. You just won't get as many lanes for performance as past options have offered, which is a huge disappointment. This alone could steer people away from the new low-end CPUs that AMD is offering. So, if you're planning on building a new PC with the latest AMD CPUs, then it's important to keep in mind the performance limitations that the Phoenix 2 systems will bring to the table. The low-end AMD CPUs might seem like a money saver, but you'll find yourself struggling with the performance limitations if you're trying to build a higher-end system. YouTube’s battle with viewers using ad blockers to skirt commercial interruption has intensified, with many reporting a major slowdown of the service. Previously, Google has blocked playback for users with ad blockers enabled, or showed users a blank screen for the duration of the missing adverts, essentially negating the effect of having an ad blocker. In November, Google went further and admitted to providing a “suboptimal viewing’ experience, which could result in days in loading videos for some users. According to a Reddit thread (via 9to5Google), the problems are getting worse with severe loading lags that impacts playback, browser performance, and even causes system crashes some users say. The thread is filled with users who believed their internet connection was impacted, users whose entire browser performance (both Edge and Chrome) has frozen or crashed completely when attempting to play YouTube videos with ad blockers enabled. One user wrote: “I play League (presumably League of Legends) alongside YouTube and I found it strange that my game had a perfect connection while Edge was freezing entirely while trying to play a video.’ Another wrote: “One thing to add also, this messes up the resources on the computer as a whole. It just kills chrome it seems.’ One more still wrote: “And here i was wondering why my laptop ran like a f*****g jet for the last few days.’ On the contrary, some users who’ve subscribed to YouTube Premium to avoid ads completely and legitimately are also reporting struggles with the slowdown issues. YouTube is yet to comment on the latest attempts to deter users from using ad blockers, but its previous statement on the matter read: “Ads are a vital lifeline for our creators that helps them run and grow their businesses. That’s why the use of ad blockers violate YouTube’s Terms of Service. We’ve been urging users for some time to allow ads on YouTube or try YouTube Premium for an ad-free experience. In the past week, users using ad blockers may have experienced suboptimal viewing, which included delays in loading, regardless of the browser they are using. Users who have uninstalled their ad blockers may still experience a temporary delay in loading, and should try refreshing their browser.’

End of year gatherings were abundant this year, with many Yardi offices ending the year with festive get-togethers. Here are some highlights from TeamYardi celebrations worldwide. In North America, Canada celebrated its 25th anniversary and gathered to celebrate with raffle prizes, dancing and more. The Atlanta office had a fancy holiday reception at the Delta Sky360 club in Truist Park and had a sweet and spicy gingerbread house competition in the office for the end of the year. Michael Sturniolo’s team made an impressive win with a double-decker gingerbread house, “Gingerbread Jack & the Jellybeanstalk.” (See photo in gallery at end of post.) The Raleigh office gathered for a festive evening out with collegues, featuring food, drinks, a photo booth and lots of laughs. On the East Coast, the New York office had a holiday lunch with a surprise VIP guest (Mr. Anant Yardi) at Benjamin Steakhouse, and the Long Island office had a holiday party at Crest Hollow Country Club. Scottsdale, Minneapolis, Salt Lake City, and Boise had fun competitions with games, golf and basketball. In Texas, the Dallas and Irving offices gathered for a fun family night at the Mavericks NBA game. The UK had a holiday celebration at Fairgame in London and embraced some friendly competition, with Harry McBrearty having the most points and winning a 5ft bear! The Middle East celebrated the festival of lights—Diwali- in Pune and Dubai. Dubai also marked the end of the year presentation with a fantastic lunch, a gift exchange and New Year spirit. Alright, my green-thumbed friends, if you're looking to grow some top-notch cannabis in an urban garden, you gotta kick things off with some seedlings. Once those little guys sprout and hit the right size, it planting time. Whether you're working with pots on a balcony or terrace, or you've got some backyard or open field space, you 're good to go. David Mauricio, a college dude who's been riding the positive wave of cannabis sativa, dishes out his homegrown wisdom on cultivating this magical herb, especially from the perspective of someone who 's found therapeutic bliss in its leaves. Now, typically, the cannabis seeds you 're gonna plant come from three main strains: Cannabis sativa, Cannabis indica, or Cannabis ruderalis. These are the big three for cultivation enthusiasts, and the planting process? Pretty much the same across the board. The real challenge in growing some prime cannabis? It 's often just not knowing the ropes, especially the farming side of things. You gotta remember, cannabis is an outdoor plant, thriving in its natural growth seasons. If you 're thinking indoors, you 're stepping into a more techy territory, maybe diving into hydroponics or artificial lighting. Here 's a quick rundown of some basics for sowing those cannabis seeds right: 1. Planting Time:This all depends on where you 're at on the globe. In warmer spots like Cali, Colombia, the heat 's your friend for germination. Early March? That 's a sweet spot. 2. Strain Game:Here 's the deal – there are male plants (no buds here) and female plants (the ones you want). If you 're planting seeds without knowing their gender, you gotta weed out the males down the line to keep them from messing with the females. 3. Planting Spot:Start with seed trays or small pots, about 9-10 cm in diameter. Once those plants get some height, you can move them to bigger pots or straight into the ground. 4. Soil Vibes:You can go with a universal mix or something specific for indoor plants. If you can find it, a seedling-specific mix is the gold standard. 5. Seed Sowing:Pop a single seed in each spot, burying it about 1-2 cm deep. Water it gently - you don 't wanna disturb the seed. For germination, you 're aiming for a cozy 18 to 25°C 6. Kansas City Life Insurance Co. sold the asset for $67 million, according to the Daily Journal of Commerce Oregon. Completed in the 1970s, the light industrial campus features 68 dual-dock-high and 12 grade-level loading capabilities, up to 24-foot-clear heights and access to 14 railway dock doors. Less than 9 percent of its total size consists of office space. At the time of the sale, 217 Distribution Center was fully leased to primarily credit tenants such as Nike, Blue Ocean Logistics, Rexel and the Beaverton Police Department. BKM is set to invest $4 million in capital improvements at the campus; upgrades will target landscaping, signage, roofing, HVAC systems and parking lots. Downtown Portland is less than 9 miles from the property while Portland International Airport is approximately 20 miles away. The campus is also less than 1 mile from a recently upgraded 121,426-square-foot industrial property that BKM sold to STAG Industrial in August. The asset changed hands for nearly $21 million. BKM continues to expand Brett Turner, senior managing director of acquisitions and dispositions at BKM, said in prepared remarks that the industrial park, located in a target market, was purchased at an almost 50 percent discount to replacement cost. Throughout the year, BKM has purchased 14 properties totaling 2.2 million square feet. Those recent acquisitions brought the company’s portfolio to a six-state footprint. In one of the firm’s largest investment deals of 2023, BKM partnered with an affiliate of Investcorp for the purchase of a 740,000-square-foot light industrial portfolio in Las Vegas. Terry York Properties sold the assets for some $158 million. After several months, BKM formed a partnership with StepStone Real Estate for a GP-led secondary direct transaction. The deal included ownership in Pacific Business Center, a 748,000-square-foot industrial park in Henderson, Nev.
