This is exactly what we’ve been warning about for years.
Palm City Estate, Ajah.
Billions of naira gone.
Someone reached out to us to carry out structural integrity tests on some buildings in this estate, and honestly, it was painful to witness. What we saw wasn’t just poor construction, it was avoidable failure.
Right now, everyone is scrambling to rescue their buildings.
Not improve., Not upgrade.
But Rescue.
Let that sink in.
One look at the placement of the curtain wall in one of these buildings (video attached), and the danger is obvious. If you have children in that house, that design is a jump of death waiting to happen.
And these are the things we keep shouting about.
Unfortunately, common sense and construction don’t always meet when quick profit is the goal. Developers ignore basic safety principles, rush delivery, and move on, while buyers inherit the consequences.
The quality of aluminium used for the window frames doesn’t even come close to matching the price of these houses. Then there’s the bigger issue; the structural failures that have led to the now famous leaning duplexes of Ajah.
Here’s the hard truth many people don’t like to hear:
You cannot properly assess the safety of a foundation without invasive testing. Non-destructive tests can only go so far. To truly confirm foundation integrity, parts of the building must be opened, samples taken, and tested in the lab.
But many people don’t want to pay for that.
That’s why we always say:
Ask your developers sensible questions before buying.
Ask for:
- Structural integrity test results at every stage of construction
- Soil test reports (especially on sand-filled land)
- Full architectural and structural drawings
- MEP drawings and approvals
These are not “extras.”
These are basic documents.
Yet we still inspect houses where buyers tell us, “The drawings are with the developer.”
- How are you buying a house without collecting your documents?
- Were you drugged… or na jazz dem use?
This is not mockery.
This is frustration.
My team and I truly condole with everyone affected in this location. We understand the emotional and financial weight of what you’re facing, and we wish you strength during this difficult time.
Let this be a lesson and not just a story.
A house is not a car.
You don’t buy it on vibes and fine finishing.
