The mortgage on our home is interest-only. Why? Because it’s much smarter to invest that principal instead of paying it back to myself every month. Unless you need a forced savings account to protect yourself from yourself, OR You don’t have good investment opportunities, an interest-only mortgage is a no-brainer. It’s actually not even close.

real estate agents make $2,000 an hour and nobody questions it heres what they actually do to sell your $400,000 house: - list it on a website (20 minutes) - take photos or pay someone to (1 hour) - copy-paste a description from their last listing (15 minutes) - schedule viewings you host yourself half the time (2-3 hours) - forward offers to you via email (5 minutes each) - sit in the closing meeting (1-2 hours) 12 hours of work $24,000 commission a brain surgeon makes $250/hour a top lawyer makes $500/hour your estate agent makes $2,000/hour to unlock your front door and forward your emails "but they bring buyers" no the buyer found your house scrolling zillow on their toilet at 11pm your agent didnt find them the algorithm did rightmove brings buyers redfin brings buyers zillow brings buyers your agent brings a lockbox "but they negotiate a higher price" they dont they get you the market price then subtract 6% from it you paid someone $24,000 to make you poorer than if youd sold it yourself "but the paperwork is complicated" its a PDF a real estate attorney handles every legal document for $1,000 flat thats the entire job your agent charges $24,000 for forwarding a PDF you couldve downloaded yourself the entire industry runs on one thing: fear youre terrified youll make a mistake on the biggest transaction of your life and theyre trained to weaponise that in the listing appointment "you dont want to leave money on the table" "ive seen people lose thousands doing this alone" fear is their only product not expertise not connections not negotiation fear $70 billion a year in commissions built on the idea that youre too stupid to sell something you own the average agent sells 4-5 houses per year 4 sales × $24,000 = $96,000 for 50 hours of actual work while you spend 2,000 hours at a desk earning the same amount next time an agent slides you a 6% contract just remember: you own the house the website finds the buyer a lawyer does the paperwork the only thing left for the agent to do is collect $24,000 for watching it happen

I'll never forget this moment, and frankly I have tears in my eyes right now. I had a call scheduled today with a retail broker who wanted to share a deal with me. When the call started, he asked if he could share something with me. A binder appeared, and he started telling me that since his sophomore year in college he has been printing out my posts, and studying them. He aggregates the posts by subject, adds his notes, and even has a table of contents. As the call went on, he knew exactly what I was looking for in the deal. He jumped right into the price per foot, the tenant mix, and touched on all the attributes he knows I am looking for. He's now a year into his brokerage career, and happens to be one of the most impressive young brokers I have ever met. The truth is, when I post here I do not know who's on the other side of that screen. You often feel like you're yelling into a dark void, and only ever hear from a very small percentage of the people who read the posts - or from the people here to knock you down. And then one day out of nowhere you come across people like Charles Lewis. Charles, our call today meant more than you know. You're intelligent, thoughtful, and carry yourself like you've been in the business for a decade. You are going to have an incredible career. Always here if you need anything, and I hope you can join us at the Gala April 23rd!

I hate it when brokers do this $1M asking price for an HVAC company doing $250K in earnings $150K in earnings if you back out owners comp and personal expenses That’s not even the worst part $250K was peak earnings in 2025 The company averaged $175K the last 2 years You’re effectively paying 10x for an asset that will initially kick off closer to $100K in earnings after you pay yourself or hire a competent manager to run the business Oh, and the trucks are all over 100k miles and one of the employees is a family member The broker is doing a huge disservice to everyone involved in the process Buyers will realize they’ve wasted a lot of time with diligence after digging in - Annoyed Lenders won’t underwrite - Annoyed Seller doesn’t understand why his/her company continues to sit on the market - Annoyed/mad Brokers, please don’t do this
